*RESIDENTS, PLEASE BE AWARE!*

I signed a 6-month lease and ended up living there for about 9 months. Throughout my stay, I always paid via autopay and was up to date with my payments each month. My move-out date was August 6, 2024, and on August 5, 2024, I visited the office to settle my final balance. I was advised to pay $377.24, which covered six days of August along with charges for garbage, pest control, and other fees.

However, about five weeks after moving out, I received a letter from collections stating that I owe...
$1,860.78.

I’ve tried contacting the management office multiple times, leaving two voicemails, but have yet to receive a single call back. I’m still waiting to speak with someone who can explain where these charges are coming from, considering I’ve always paid via autopay and made the final payment on August 5th for the six days I stayed in August.

I tolerated several issues during my stay because I knew it was a temporary situation. The apartment was infested with spiders and roaches. Management claimed they had sprayed and that it would take four weeks to resolve, but the pests never really went away. The air conditioning ran constantly but didn’t cool properly—despite multiple visits from maintenance, who claimed it was either low air or a thermostat issue. These were just band-aid fixes that didn’t solve the problem. The paint was poorly done with noticeable touch-ups when we moved in, but again, I didn’t push for repairs since this was only a temporary stay.

When visiting the management office, it was common to find no one there for extended periods, requiring multiple trips just to speak with someone. Now, despite calling three times and leaving messages twice in the last two weeks, I’m still waiting for a response.

Horrible place, crime, noise, and bad service

Whatever you guys do, do not come live here, worse apartments ever, I have seen people doing drugs, people swing guns around like it’s nothing, music really loud at all times of the night, trash all over the place, my neighbor had his car window broken into, just not a good safe apartment complex.. the clubhouse seems nice when you go there but they keep it locked so it’s basically useless, when we moved here the apartment was nasty and had not been cleaned… in regards to pest control I doubt... they do anything because I see bugs inside the apartments all the time. We have had to call the cops here 3x in less than 4 months because of horrible neighbors, can’t wait to move out in 2 months

HORRIBLE!! Even the lease enquiries are met with cold, unfriendly, unenthusiastic response!!

Hi!

I had been looking around for an apartment around Katy. All of the apartment front desks were so friendly and providing all information a prospective customer wanted. They were found welcoming and wanted, except this apartment where I had to go through a painful session with the unfriendly lady at the front desk with whom you need to work hard to get any information. You need to literally bombard her with questions one after another, after the unenthusiastic replies. It was a hard session...
for me. I had to make 2 calls and around 20 questions to find the answers I need. After all that exercise, i decided NOT even think about this apartment complex! If the front desk is no pathetic, I can't imagine living there!! Thank you!

Disappointed

I lived at the complex for 2 years and things were great, until the change in management staff.
The office hours state they close at 5:30. More often than not, they were closed and gone by 5:15. I would call the office and my calls usually were unanswered. I would leave messages and not receive a return call.
When I moved, I requested a walk throug and was told no one was available. Later, I receive a bill for over $350!! I left multiple messages and sent at least 4 emails to the manager. A...
week later, I finally received a call from the manager stating that I owed money. The carpet had to be replaced because there was a hole which could not be repaired. I swept the floor before I left and there was no hole! I asked for pictures, and of course, am still fighting to receive those! Very frustrating!

We saw your response in August and did not take it lightly. Therefore, we went ahead and contacted management regarding office hours and deposits.

Effective November 2016, we will begin to stagger our shifts with the leasing staff. This change...
will allow no lapse or gaps during closing time, to ensure our leasing office is completely available for everyone until 5:30 PM.

For move-outs we are considerate and consistent with all move-out assessments pertaining to the refund of deposits.
All move-outs are reviewed through our maintenance and leasing staff and then provided to upper management for additional review.

We hope this response solely ensures that your review was very important to us and attended.
As always, we will do our best to continue to better the community and experience here at Lakeside Villas.

Boooo!!!!! Management Change in 2016- Now, it's gone from Great to "Very Poor"!!!

The manager, the assistant, and the leasing have all left because Vesta Management ran them off. I received a letter back in December that informed me that there would be staff changes. This was very concerning! Now, I can see that they have stopped buying coffee and stopped having the service that I signed up for when I applied and moved in. The new manager is never there when I need to get in the office. The office is locked up in the middle of the day.
The only thing that hasn't left...
is maintenance. They are the best thing the property has left besides the residents. And most of the residents have now moved out. There are a lot of empty apartments. What is going on?
It looks like the new management doesn't know what they are doing. They need to be fired! Bring back the old management. They were top notch to say the least.

We have made some staff changes. We understand staff changes can be hard. We miss our previous staff just as much as you do.
Please keep an open mind that we are just as delighted to have all of our residents here as they were.
We saw your response...
in May and did not take it lightly. So, we went ahead and purchased a touch-screen Starbucks coffee machine; which offers multiple blends, hot cocoa and more! We hope this new addition will mend any inconvenience you have experienced with coffee. Our goal is to attend all requests as much as we can.

We did have a couple maintenance appreciation lunches for our great staff, so we apologize if for any reason during lunch hour that you experienced a time that the office was closed during those moments. We, also, closed briefly in the afternoon twice to go purchase and order all items for our regular, resident brunches.
We understand that this was a popular experience our previous staff offered and we wanted to do our best to continue to offer the same experience.

We are currently 100% occupied. We have been occupied at 100% since April 2016. I can say a unit is only vacant for a minimum of 5-7 days for full renovation after move-out only to ensure that our team has fully taken care of all renovations.

We hope this response solely ensures that your response was very important to us and was attended. We will do our best to continue with all changes to better the community and experience here at Lakeside Villas.
