DO NOT MOVE HERE

We lived there for less than 8 months and wow do not recommend. They will charge you $300+ for “pet odor” when our dog has never peed or pooped in the apartment and gets groomed monthly. (Nobody could tell us what the “odor” was but it was sooooo bad that the carpets had to be replaced.. like what?)

We had mold in our window seals & bathroom vents. Cars and mailboxes are constantly being broken into. Nobody cleans up after their dogs. Luckily we lived on the first floor because the elevator is...
always broken.. the list goes on.

Not Worth The Money

I have been a resident of Landmark Grandview for 2 1/2 years. I regretfully signed a 3rd lease because I didn’t want the headache of moving. However after an incident with a snobby set of New Office Staff I am over it. I don’t like to complain but before you move in here are things I have experienced in this so called Luxury Apartments.
1.) A staff that cares nothing about the residents.
2.) I called because I could hear water leaking through my wall and they were telling me it would be awhile...
. Luckily water started leaking through my vent before i had to leave for work and I took a video to hear the noise and finically prompted enough attention to get maintenance. Turns out the apartment above me had a leak which would have eventually flooded my apartment. However ever nearly 3 weeks later my walls are yet to be finished frombthe damage.
3.) Last summer my car was broken into & I had nothing in my ca to prompt the breakin. The security drives through on rare occasions.
4.) Was he walls are thin & the hallway noise is horrible. So live in the 4th floor and away from the pool.
5.) If you want to hangout at the pool in peace in the summer forget it it’s a constant party with many non residents in attendance.
6.) The parking is horrible unless you pay extra for a space. Your guest parking is also limited and only in a small dark area at the back of the complex.
Those are just a few. So rethink this place it’s a joke for luxury living I guarantee you.

Look Past the "Love at first sight" feeling

When I first moved into the apartments they were very nice. However, since they change staff every few months the apartments have gone to trash. The amount of money you pay in rent is not worth the dog mess, the trash on residences patios, or the lack of communication the staff has with its residence.... Power went out in one building yesterday and it is still not fully restored. Yet, they didn't communicate with any of the residence until about 7 1/2 after the power went out. The excuse the... office staff gave was, "I didn't answer the phone because it was ringing off the hook and we understand the situation but I have no other information to give you." They have failed to offer any type of support; prorated rent, funds for a hotel for the night, reimbursement for the spoiled food in the refrigerators, etc. Instead the solution was to sit tight in 40 degree weather in hopes that they could restore service soon.

This property or any property holding the landmark name is not recommended. Amenities are only as good as the initial AWW but that's about it.

Wouldn’t recommend

I’ve lived here for a over a year and I’ve recently seen them start to impose “additional luxuries” in a way to charge residents more while leaving those choosing not to pay additional costs at a loss. The management is not very attentive; they’ll say they’ll address something and never has any action been taken. I have had two maintenance requests put in for the same issue and it has still yet to be addressed. The gate is always broken so it’s left open, regardless of time of day that defeats... the purpose of a gated community. They actually don’t have enough parking spaces for residents so sometimes have to walk across the entire apartment complex to get to your apartment—not very safe at night. You totally can hear the person above you or to the side of you despite what they told me when I first moved in. Overall, I wouldn’t recommend. There are comparable apartments in the area with less issues and I would highly recommend looking elsewhere.

Superficial Luxury

I’ve lived at this place for about three months and have had a few issues, which I’ll address in turn.

Noise - you can hear footsteps from upstairs neighbors VERY clearly. It keeps my wife and me up at night. Made two noise complaints so far.

Apartment - the apartments look very nice, but they seemed to have been repainted by the lowest bidder, as there are drops of paint on the wood floors, on doorknobs, on the granite countertops, and around the trim at the base of the wall. There is also a...
small hole in the wall under our light fixture in the master bathroom. Moreover, the outlets are all crooked, and appear to be the result of some very sloppy, rushed rehab work.

Bathrooms - there seems to be a peculiar plumbing issue that causes a smell of sewage when flushing the toilet. However, we did notice that the smell was not as persistent after our noisy upstairs neighbors moved in. Go figure.

Bedrooms - my wife and I leased a two bedroom apartment. The master bedroom where my wife and I sleep is consistently the hottest room in the unit.

Parking - guest parking is about 40 spaces total. For the entire apartment. If your guest parks elsewhere, they will have the car towed. There is a parking garage in which residents can park, but due to the poor structure, water still leaks through. The resulting spots on your car comprised of dirt/concrete take weeks to come off, making garage parking undesirable.

Gates - secondary gate is broken 90% of the time.

Conclusion - if you can handle the noise from upstairs neighbors, then honestly this may be a decent place for you to live (disregarding the other annoyances). However, if peace and quiet are important to you, as well as a real luxury feel, I would advise against moving to Landmark Grandview.
