3 Year Resident

This property will nickel and dime you in every way they can. I should have moved out long ago but out of laziness didn't will be doing so in the next few months once my lease ends.

Here has been my experience living at the Dalton
1. My car has been broken into twice. Once in the visitor lot the car was left on milk crates. Once I got to wake up to cops banging on my door at 5am in the morning informing my car in "secured" lot was broken in to.

2. I didn't even realize until COVID times that...
the management was charging us for the building utilities! They emailed us letting us know due to these hard times they will be covering the shared utilities of the building for a few months. I will also add they continued to charge us amenity fees of $150 all throughout covid times even though everything was closed. Even now lounges are only open until 9pm and the gym you can use at your own risk since there is no mask rule that is enforced throughout the building and people are always in there huffing and puffing away with no mask on. I looked at other comparable buildings in the area, they all pretty much charge less $/sq ft and do not charge amenity fee's.

3. If you chose a unit with a view of DC, well its gone now there is a new high rise covering your entire view about 75ft away so those residents can look right into your window and apartment. So enjoy having your shades closed pretty much all the time. Also regarding this new high rise being built you get to wake up to the sound of construction everyday as well along with the nearby train.

4. Constant smell of marijuana on the floor.

5. Annual rent increase, just about every year they will want to increase your rent about 100-200 dollars even though nothing at all has been changed or added to the building to warrant these rent increases so keep that in mind as well.

6. Delivery for food: They usually have the service drop everything off at the concierge desk which can be annoying since you ordered food so you didn't have to leave your apartment. They state its for security reasons but I would say about 1/4 of the times the delivery person will just walk right in and drop off food at my door.

Overall I would say avoid living here dont make my mistake, look around the old town area more you will find much better deals and new properties for the same price or cheaper.

Not worth the price

First thing first—know that your actual rent will be $100-$200 more than you signed up for due to “shared utilities”, which is RIDICULOUS and should be included in rent. So you need to pay your own electric and cable/internet for your unit, AND another huge chunk for who knows WHAT. This is on top of the $150 a person annual amenity fee which you’d think would help cover that. I lived in 3000 sq ft houses with gardens I watered every day and I paid significantly less in utilities than I do here... in what should be a new, modern building. We average $300-$350 a month for electric and shared utilities here for a 2 bed/2 bath, and that does not even include cable/internet. Plus parking at $125/space, it’s ridiculous.

Overall, I have been very disappointed in the management team since moving in here. Between being given incorrect information/flat out lied to, to endlessly broken elevators and garage doors, it’s hard to see how this is a luxury building. The units are also not well constructed—our closet shelves fell down within a week, toilets flush strange, showers/baths are plastic and cheaply constructed, and small things were just not thought through like they placed the towel holder on the wall in the bathroom right in front of the power outlets. You can also hear your neighbors, and SMELL them (until our neighbors moved out our place stunk like weed even after multiple complaints). Plus the endless dogs barking in the hallways throughout the building, and dog pee everywhere. Guest parking is a joke—the pizza place next door takes their allotted 3 spots, plus 1-2 more at least, and neighborhood parking is all permit-only. If you have a guest visit, expect them to park 1-2 miles away. Over the summer there was also a fight on the roof which required police intervention, and residents breaking into pool after hours. Your security deposit is also just a gift to them—they require you to repaint your place when you leave, or pay most of that deposit for them to do it. I have never felt more nickel and dimed than I do here, and it's not worth it for the poor customer service and sub-par building.

The only positives are the gym (it’s small but has nice machines) the front desk staff, and the maintenance staff.
