Leasing Office is unreachable and the elevators are never working

see title, the leasing staff are genuinely rude and unreachable. The elevators never work and the upper floors have regularly lost water over the 2 years I have been here. Do yourself a favor and find somewhere else to live. Frank and the concierge staff are the only redeemable quality here

TERRIBLE

I regret ever moving back into this building. The construction and associated noise is never ending. Two of the six elevators are almost always down (not working). There is constant noise all over the building, and yet, our rents and amenity fees continue to go up. In the almost 2 years that construction has been on-going, we have not had a single "resident appreciation" notice or event, acknowledging the inconvenience on us residents. Each time I express my concerns, I get NO response. I... am considering moving. I wanted to warn others to not make this mistake.

Old Building Management Doesn’t Care

I’ve lived here for several years. The apartments are really in poor condition. Management only upgrades public areas to try to lure new tenants.

However, the apartments themselves are really poor. The walls are paper thin and you can hear your neighbors talking and what they watch on tv. I live alone in a one bedroom but it feels like I have roommates cause the neighbors sound like they are in my apartment all day. The air quality is really poor and you feel sick from it. There are also...
flooding issues.

Management only cares about bringing in new tenants and not existing tenants. That is their business model. They will sucker you in with low rates on your first lease. Then when you go to renew they will “adjust the rates to market value”. They offer lower rates to get new tenants and then jack up the price when you resign cause they know moving is a burden. They’ve actually admitted this to me when I went to renew my lease as their business model. You can only sign a 1 year lease max so your rate will skyrocket when you renew leaving you stuck.

I wouldn’t mind the money issues so much, if the apartments were actually nice. They are really old and are rarely updated. Management will not fix the walls, air, and flooding issues ever, so this will always be a problem. I would suggests staying away from Avalon. The only positive is the area is relatively quite. Yes, there is some street noise as with most cities, but this isn’t as bad as others. With that said, that positive has nothing to do with Avalon and you can benefit from it in a neighboring apartment building. I cannot recommend any as I have not lived in them, but I would suggests trying those out over Avalon.

It’s fine

- The floods people are writing about are real
- Rent soars after a year
- The quality is decent....it’s obvious they spray paint the cabinets and some of them aren’t even sanded.
- The reception staff is nice!
- They recently got strict with the parking garage...good luck if you don’t have a “compact car”
- I don’t always have hot water in the shower........

HUGE rent increases and fees

SHORT VERSION: First, they will raise your rent at LEAST $100 a month when you renew. I have had two apartments here. The first one they raised $100 a month, then $120 a month. The current one they raised $125 a month. Most landlords with similar properties in the area raise their rents about $30-40 a month when you renew. Second, this building will hit you with a yearly $500 amenities fee. Most landlords in the area do not charge a separate fee like that. Some here say the rent is reasonable.... Not when you consider both the increases and the amenities fee. Unless you are in a big rush, take your time and shop around. You can get the same quality for a lower rent, or better quality for the same rent. //

LONG VERSION: For these huge increases, you will get floods (I had two in my first apartment and one in my current one); rickety appliances that are constantly breaking (they do not give you new appliances, but rather "new to you" appliances that they scavenge from other units); lousy soundproofing such that you can hear your neighbors urinating, showering, flushing toilets, and everything else; rude neighbors with loud parties and stereos; strangers coming in and out because they allow tenants to participate in AirBnB; either old carpet (mine is 5 years old going by the stamp underneath when they were here to fix it after the last flood, and it looks like it) or cheap, noisy, vinyl flooring; elevators that break down on average once a month; and stinky hallways that smell like either pet mess, partygirl/boy vomit, or garbage, depending on your neighbors, the time of year, and whether the garbage compactors are functioning. For your "amenities fee" you will get nothing more than you would get at other highrises that don't charge such fees. Furthermore, if you get laid off and are late on your rent, they will move to evict you before the month is out, even if you've had a perfect record for years. //

About the only nice thing I can say about this place is that the maintenance crew, concierges, and couple who own the convenience store are all very nice. The rental office staff are okay, but their emails could use a good proofreading and there is a relatively new one there who can be condescending. It's definitely not worth the money and the hassle of realizing you will either end up paying above market rate or will have to move within 2 years.
