horrible company. light pollution

If you don’t care about having industrial flood lights installed directly above or below your bedroom windows then this is the place for you. The lights from this property are so bright you HAVE to have black out curtains to live here. They also won’t let you have black lined curtains only white. This is my first of many bad reviews. I hate this place. Do not rent here.

Rats and snakes

Rats and snakes will be at your apartment door, they think it’s normal. All they say is there is a black box underneath the stairwell, well the pests obviously pass that and travel upstairs anyway. Office staff is not concerned, they said it can happen anywhere. For as much money as we pay to live here and their fees, it should’ve been dealt with instead of brushed off.

Hello, we want to acknowledge your concern and apologize for the inconvenience. We have addressed an issue with another resident leaving a trash bag outside their home that may have attracted a mouse. Our community is surrounded by trees and we... cannot guarantee that wildlife will not make it's way onto the property. We have had our pest control company place bait boxes in all of the breezeways and they are checked and replenished if/when needed. Luckily, they saw very limited activity around these boxes. Good Experience

When we moved to Virginia Beach, we knew we would be renting as this was for us temporary (close to 3 years). We had decided to retire in NC and we kept our house there.
While looking at the different properties, we decided on Southern Pine. The reasons we originally picked Southern Pine were the following:
- close to amenities, shopping, and beach
- nicely setup property with good amenities (nice grilling areas, bowling alley, pool)
- no tunnels to get on base
- a little out of the way ... a...
little quieter than most of VB
- pet friendly

Looking at it now since we moved out to go back home to NC, we enjoyed our stay there. The maintenance team, especially Willie, is excellent. When there was an issue, it was addressed immediately. The grounds were consistently maintained and looked as nice as they looked when we originally moved in. The front office staff was always friendly.

PSA-don't rent here

My fiance and I moved in here last March thinking we found the best place in VA Beach to live while we served our time in the military here. Little did we know that just weeks later maintenance would dig through a bag of trash and open our mail so they could charge us $25. A few months later we realized we had been getting charged extra for our utilities bill. In november they towed a vehicle of ours that had a tag in it and only wanted to help us by cutting the cost from $140 down to $70 to get... our vehicle back that never should have gotten towed (the lease states a 72 hour notice has to be given before towing a vehicle). A few months after that (9 months into our lease) they find waste from our dog right after the snow storm and instead of a heads up we get fined $150. Then a month later when the property has failed to cut the grass behind my building and my dog goes potty there I miss a little because it's lost in the grass that they have failed to maintain and I get hit with a $250 fine. No proof of any of this waste actually existing and apparently after 9 months of picking up after my dog I just said screw it. They have forced me to stay past my lease end date because I was gone on detachment for work when my 60 day notice was required. As soon as I got back it was then a 45 day notice in which they would not accept, continued to argue with me from Feb 7th all the way till March 1st till they told me I had to come do a paper copy to make it official. By then they had screwed me out of 2 months month to month rent. If all that wasn't enough just today I get a call that woke up my infant early in the morning threatening us a $25 charge for trash in the breezeway that is not even ours but the office assumed it was. This trash was by the stairs on the third floor. I hope for the rest of you that your experiences here are better but the management here has gotten awful since Mia left and has done nothing but harass and mistreat my family and I'm sure it's not over. I will never recommend this community or any sister communities to anyone I care for. Enjoy your sentence here at southern pines.

Hello, Derrek! Thank you for taking the time to bring your concerns to our attention. We're sorry to hear that your experience at Southern Pine has been less than ideal, however, we feel we should clarify a few points. The trash bag contained an... already opened and disposed of piece of mail that included your address, verifying that your lease agreement had been broken resulting in the $25 fine. When you brought it to our attention that your utilities bill had alarmingly increased, you were credited for the outstanding amount, bringing you back to your average cost on October 3, 2017. We apologize for the lack of notice when your car was towed, however, it is our understanding that your decal was not placed in the designated area on your car window. It is important to have the decal in the correct spot because our third-party towing company doesn't know to look inside of cars for missing decals. When they spot a car without a decal in the correct spot, they assume it is an unregistered vehicle. As for the charges you received for your dog's waste, Southern Pine participates in the program "Poo Prints". A cheek swab was taken from your pet at move-in and put on file. When waste is found around the community, a sample is collected and sent to the lab to be matched with the correct cheek swab sample. Waste samples must be full and relatively fresh to be sent to the lab, hence the lack of notice before receiving your fine. Your lease states that charges for failing to pick up after pets begin at $150 and can reach up to $500 for repeat offenders. We have match result certificates for both instances where you were fined, verifying that there was enough waste to be collected as a full sample and that it belonged to your pet. When it comes to ending your lease, you were provided with your renewal offer on January 8th and received follow-up on February 7th. We understand that you were gone on detachment during the time your 60-day notice was required, however, we must abide by fair housing laws and hold you to the same standards that we would any other resident. Due to the fact that you had been charged fees for "Poo Prints" and were now responsible for the full 60 days, when it was brought to our attention that more trash had been reported outside of your residence, we gave you a call and emailed you asking that you would remove the trash in order to avoid another $25 charge. This was not meant as a threat, but rather a courtesy to avoid more charges. We apologize for the lengthy response, but we would never want a resident to feel as though we were trying to cheat them out of their money. We have documentation of all instances that resulted in fees and would be more than happy to sit down with you face-to-face should you wish to discuss these charges more.
