Great Staff, Terrible Corner.
The "Terrible Corner" in my title is deliberate. Belltown is awesome. I would still live their if my girlfriend wanted to. But the corner of 3rd and Bell is the worst corner North of pioneer square, in my opinion. Possibly rivaled by 3rd and Pike.
I lived at Moda for two years. I have nothing but positive things to say about the leasing and maintenance staff. All of my requests for repairs were handled immediately and it was very easy to get face time in the office. If you would like any of... your security deposit back upon move-out make sure you request to be present during their walk through. They will charge for any imperfection in the apartment (normal wear and tear not considered).
My main complaint with Moda is a result of the above market rent in a sub-par section of Belltown. I moved from the East coast. I love city life. Belltown is the most walkable neighborhood in Seattle and always has a great energy about it. That being said, the location of Moda in particular is overrun with homeless individuals. I cannot overstate how much the drug scene has enveloped 3rd and Bell. Go anywhere else in Belltown and you're fine, down by Olympic Sculpture Park, near the bars on 2nd, over towards Seattle Center, down by Amazon country, wherever. But 3rd and Bell is basically a safe consumption zone. There was a shooting a block over two weeks before I moved out. Twice, I had homeless dudes knock at my apartment door asking for money.
I appreciate the Moda Team's hard work. The units are comically overpriced. Honestly, for as much as they charge, there should be a permanent lobby attendant. I can only imagine they get people to move in from out of town and entice them with the low security deposit (my story to a tee). Whatever works I guess. If you move in to Moda, just be prepared to move out in a year or two.
