Poor Management and Location
We lived at Level 550 for just under a year and experienced several issues. One of our main concerns was the complex’s location, which we were not fully aware of when moving from out of state. The area is not the safest, and the complex itself is not gated. After hearing from neighbors about frequent car break-ins, we became increasingly concerned for our safety, but management never notified residents of these incidents.
The most significant problem, however, was with management during our... move-out process. We had a water stain on the carpet from our dog’s water bowl, management informed us that if a third-party contractor could remove the stain, we would not be charged. However, they ended up ripping up all of the carpet, claiming there were pet stains and an odor throughout the apartment—neither of which were observed during the move-out walkthrough. The photos they sent as "proof" were unclear, showing areas where furniture was, so we knew our dog had not had accidents there. This raised doubts about whether they were even from our apartment.
Despite the issue being isolated to the living room, they took our entire security deposit and charged us additional fees to replace the carpet in the entire apartment. The situation felt unfair and mishandled, and we strongly advise others to be cautious when dealing with management at this complex.

We were disappointed to see this review and would love the opportunity to clarify on a few items mentioned. Our company standard is to only look for items beyond normal wear and tear and to charge the true invoice cost, so no profit is made or... pocketed by us. The lease is clear about what items will be inspected and charged for at the time of a resident vacating and lists out their general cost accounting for standard depreciation. If a tenant leaves the home in the same great condition in which they received it, they will get a full security deposit refund per AZ law. Regarding your move out charges, we have provided photos and invoices for your records but would be happy to review your final account statement with you again in further detail if needed. Unfortunately, pet damage/odor does require additional remedies to restore the home to its original condition and thus resulted in additional replacement fees. We are always willing to work with our residents to set up payment arrangements to help keep any balance owed out of collections.
