Horrible Support & Communications

Positives - the maintenance team is very friendly, attentive, and helpful.

Negatives - just about everything else. The building is quite literally falling apart. One of the overhead walkways collapsed on itself months ago and hasn’t been fixed. Trying to get in touch with customer support or the leasing office is legitimately impossible. They redirect you to the app no matter who you call and it takes FOREVER to get any sort of response or help from them.

If you’re looking for a “luxury”...
apartment building, stay far far away from this one.

Worst Apartment Living Experience

Please do not make the mistake of moving here as I did. Do your diligence and read all the reviews.

If you enjoy watching live car arsons as they occur outside your apartment window, unhoused individuals destroying your car and property (or stealing it); the sound of illegal fireworks and fire alarms going off each and every day when you’re attempting to sleep or work; paying overpriced rent for NO amenities, horrible response times to security and safety issues, well then, this is the place...
for you!

In all honesty, the residents here have to deal with pest infestations, daily noise disturbances, an unsafe community, continual mail theft, apartment employees that will gaslight you when you try to bring up an honest concern and ask that they please help find a solution.

For the record, the faulty fire alarm system disturbance has been occurring for over a decade as documented by some residents. Management is aware, yet they provide no discrete solutions. During the pandemic, they charged a full rate, despite no amenities being available and fire alarms going off each day and causing a daily disturbance. Despite this, no apologies were given and no accountability was taken by management.

HORRIBLE MONSTROSITY

Please please pleaseeee do yourself a favor and do not move here. Believe all the bad reviews that have been left and don't ignore them like I did, as they are 100% true. If you value your peace and sanity DO NOT MOVE HERE. I rented this apartment after living in a neighboring community in Playa Vista for 6 years, I thought that because it was in such a close proximity that it would be of the same caliber. WRONG. There was a plethora of issues during the mere 30 days that I occupied my unit... ranging from millipede infestations, noisy upstairs neighbors, homeless encampments/trailers (very sketchy people), unkept grounds, garbage trucks that drive up and down Beatrice at 4 am and loud ear piercing fire alarms that go off at any given moment. During my first week here, I came home to the whole street being blocked off by cop cars because there was a man with a weapon on the loose. Also, what they did not mention to me before moving in is that I would deal with hundreds of millipedes piled in front my door at the slightest bit of moisture outside. It's absolutely disgusting, embarrassing and unfortunately something you will deal with if you choose to move on the first floor. Secondly, the walls and floors here must be made of pressed wood as you can hear every footstep and every toilet flush that your upstairs neighbor make. This place is absolutely uninhabitable despite the beautiful interiors. The living conditions here are so bad my neighbors directly next door moved out the same day as us for THE SAME EXACT REASONS. Also, I would like to add that it took nearly 2 months of persistent unanswered calls and emails to receive our security deposit back. Nobody in the leasing office ever answers the phone and it goes to an indistinct voicemail. Please just do not move here, if it weren't for their 30-Day guarantee that they offer we would've been stuck in this horrible place for 15 months. The prices here may seem appealing but believe they are on the lower side for a reason. Altogether it was a great inconvenience to move here and have to move out and find a new apartment in a months time, the whole situation was absolutely horrible and I would advise any and everybody to avoid this place at all costs.

Inadequate property management

Lived here for two years. I’m not sure what was the catalyst but about a year in management really started to slip. Fire alarms constantly going off (weekly if not daily at all hours), many many car breaking (with no notice from management at times), secured gates with broken locks, no organizing mail room with packages left on floor of garage... I’d be cautious with this place. The prices look attractive for a reason

Avalon- Living up to their potential

I've been living here quite awhile (4 years). Great community. Clean. Great maintenance staff. Online payment and request repairs are great. Upgraded pool & jacuzzi layout looks like 5 stars hotel. Gym is phenomenal as well. Parking gated & secured. Just things and room to improve is their security and ALARMS goes off on a constant basis and they come up with the same excuse.

Inside apartments are ok, some of them are upgraded and others are just regular. They now offer new wooden floors as...
the old ones they need to stick with the carpets (get stained very easy).

My only complaint, they tend to lease students and a bunch of them-so might be the reason for alarms going off quite often or they dont know how to cook.

Overall 4 stars, for the recent upgraded pool, jacuzzi, game room, business center, lobby-otherwise they would be stuck in 3.

Do I recommend people living here after all this years? Absolutely YES!
