Terrible attention in the leasing office, I applied to one of their departments on 06/22 they told me that in 24 hours they would have the answer. 9 days have passed and they still have not given me an answer, they do not answer the phone and they do not answer my emails.

Love Living Here

We have been living at Deer Valley for over 5 years and it’s a great place to live! We choose it, in part, because of the great pet policy and have been really happy! The office staff are wonderful, always eager to help and to visit with our dog. The maintenance crew are great. Any problem that crops up is addressed quickly, throughly, and with a smile. The grounds are nice and the buildings are well maintained.
Our dog finds friends on every walk. He also enjoys some off leash time in the dog...
park.
The clubhouse and gym have been upgraded recently and are beautiful!
Our neighbors are respectful, friendly and kind. We have developed some great friendships.
One of the fun new things they are doing is Food Truck Friday’s.

I couldn’t be happier!

Deer Valley Apartments

We have lived here at Deer Valley for a few years now and it's a great place to call home. It is quite/peaceful and neighbors are friendly. The facilities are clean and well-maintained and the office staff is always courteous and so helpful.

Lies

The apartments at Deer Valley may appear to be remodeled but in reality they are a repainted disguise much like the personalities that run their leasing office.

I would like to first say that I honestly did not have any issue living at Deer Valley, for the most part the complex is clean, the maintenance team is generally on top of their game.

I will start with the remodel. When you walk though pay close attention to cabinets, which are refaced and repainted inside with cheap paint which will...
chip the second you place any heavy pans in them. The floors are advertised as wood, it is vinyl sheet flooring, not anything close to wood. Cheap granite slabs that on top the refaced cabinets. The bathrooms have the same touches, non of the toilets or showers are replaced. The bathroom we had in our master has black mold growing in it upon move in, inside the grout. Specifically in our unit we had overspray from wall paint on the windows.

Lastly, the move out! I would like to first say that we moved out of Deer Valley for no reason other than to move to a different part of town. When I gave Deer Valley our 30 day notice to move out I specifically scheduled a pre move out inspection and a final inspection which you can be present for by law. When our pre move out inspection was conducted no damages was noted. The day we move out, the maintenance team member who came out to do our inspection and take out keys, once again said no damages noted. 21 days pass and I receive no letter from Deer Valley nor have I received my deposit. I contact Cindy at Deer Valley and ask why I haven’t received anything. They email me a bill for $22 and say that my deposit of $400 was used for damages found in the inspection. Paint, cleaning, carpet, so forth.

Basically what Cindy and the property manager Theresa do is. They conduct an inspection while you are there, give you all the paperwork that it has been completed, then go back into your apartment after you have handed over your keys and conduct another inspection. This inspection now has all sorts of damages that you have no way to remedy and they charge you for it.

I, as another individual on here has posted have been a military member for 10 years and have not seen this level of deceit from a landlord before.

It’s a decent community but the people who run it are not honest and will lie to your face to fill the pathetic excuses for overpriced apartment they manage.

Do NOT Expect to Get ANY of Your Deposit Back, & They Will BILL YOU for MORE!

DO NOT EXPECT TO GET YOUR DEPOSIT BACK from Deer Valley Apartments, even if you leave your apartment clean. They make tenants who leave pay for stuff the landlord is legally responsible for. So if you think you only need to leave the apartment clean, think again. They WILL make you pay to repaint (even if you never drove a nail in the wall), and they WILL make you pay to replace the carpeting between tenants.

I lived there twice (almost 7 years) and both times they confiscated my security...
deposits, totaling $800.00 AND WANTED MORE. Before I moved out I paid to have the rental professionally cleaned and to have the carpet cleaned so I could get my deposit back in full. Yet both times Deer Valley charged me AGAIN for cleaning and carpet cleaning, and ALSO charged me for repainting between tenants AND replacing worn carpeting that I had lived on for 5 years or that a prior tenant had already stained before I moved in.

There are many other former Deer Valley tenants who have had their security deposits unlawfully confiscated by this rip-off scam! If you also had such an experience, please share it. Also consider joining in a class action lawsuit against Sequoia Equities, the parent company of Deer Valley Apartments, to squelch these actions which appear to be commonplace both here in Roseville and in other locations where Sequoia Equities owns rental properties.

Deer Valley thumbs its nose at California Civil Code 1950.5(e), which states that a “landlord may not assert a claim for damages to the premises or any defective conditions that preexisted the tenancy” and “landlord may not assert a claim for damages to the premises for ordinary wear and tear” and “The bad faith claim or retention by a landlord or the landlord’s successors in interest of the security or any portion thereof in violation of this section, or the bad faith demand of replacement security in violation of subdivision (j), may subject the landlord or the landlord’s successors in interest to statutory damages of up to twice the amount of the security, in addition to actual damages.”

So when you see these pretty apartments, just remember that after you move out, you will be the one paying to bring the apartment back up to their “luxury, spa-like, resort living” standards. Yes, the law says the responsibility is on them, but they have been getting away with it for so long with so many people, why should they bother to obey the law?
