How Is This Rating Determined?

Comfortable apartment

Have lived here 1.5 years & a current resident. Location is close to everything, good neighbors, & fast maintenance team. You will want a unit with at least one assigned parking space. Overall good. only concern is the growing crime in the area: not really the apartment complex fault, specifically vehicle break in’s, maybe Loma Palisades can get security to patrol at night, or install security cams, or invest in gates for parking lots

Pretty Penny for what you get.

This is my second year living at this complex. I love the layout and how it feels like a home. The patio space is very large and the maintenance are always so quick to our place. Some of the apartment is outdated - like most.

BUT... every unit is different and the model unit you get to view for showing is nicer and bigger LOL. The pool has been closed all summer. I had to pretty much yell at the property owner to keep the laundry areas clean (they are always clean now, funny how that works)....
They just finished putting in windows and were in our homes for 8 days with no compensation. We started renting 2 years ago and we looked and our place is 2x the price we are paying now --beware!

Horrible

I lived here in an apt/townhouse for over a year. I moved in believing that the location would be great for my little family. I couldn’t have been more wrong! It was loud, smelly, busy, rickety, moldy, often “2am drunk-fights in the street” type, awful parking, the laundromat machines were very small and didn’t work well, things were made cheaply and fell apart easily, and there is a big homeless population in the area so It was often that we would wake up to people camped out sleeping on our... porch walkway, guys stumbling through trying to open our door, or ask for money. Normally that wouldn’t be a “big deal” to me- but I have small kids, so trying to navigate them through that felt really unsafe. It’s dog friendly, which we loved, but the walkways often smelled strongly of pee, or uncaring owners often left poop behind (even though there’s plenty of dog bags offered). We had a hill behind our place where guys often camped out in the brush, and if we left our windows open - we would see little red lights flash or would see a camera flash, as if they were taking pics. It was just an offense on ALL senses and systems. By the time I got the opportunity to move out - I just didn’t care and left as fast as I could. It was well over-priced for what you get.

The absolute worst.

Told us 2 DAYS before we were slated to move into an apartment we had been approved for and paid money for that it wouldn't be ready for WEEKS. We were literally homeless for 2 weeks until we found a new apartment to rent. Already changed our utilities over (their requirement), changed our address, etc. Had packages en route to new apartment, the office didn't even have the decency to decline and return to sender. Mailed back holding deposit as a money order paid to LOMA PALISADES so we... couldn't cash it back. AVOID

Charged Rent for My Dead Dog

When my dog died, I let the office know so that they could remove the pet rent from the next month's invoice. They said they required a 30 day notice that the dog would no longer be living there, and that I had to pay for my dead dog's rent for 1 more month! I also had to submit a letter in writing, and provide them with proof that the dog died! These people are sick.
