Constant additional fees and increases, poor management

Constant additional fees and increases. All residents are now required to pay $70 a month for new “Technology Rent” because the apartment has a contract with a ISP called Gigstreem, with no way to opt out. If you work from home at all this is 100% a reason to avoid this building, since you will essentially be paying for internet twice if you don’t want to use this company (they are constantly sending emails about internet outages). They also sold off a floor of parking and turned it into hourly... paid spots, and then forced all residents to pay for reserved parking. Expect the actual price you pay to keep increasing with fees

Nice place to live; management could be better; watch out for "all-in costs"

Channel is a lovely place to live! Beautiful amenities, beautiful courtyard. Close proximity to the Caltrain is hard to beat. SUPER busy neighborhood during concerts, baseball games, basketball games, and other events.

However, policy changes have made this place a very difficult place to live for the last six months. No one seems happy. Changing parking policies mean there is nowhere to park, despite paying $370/month. Forcing everyone to move to the second floor was done - until they didn't...
have enough spaces to accommodate everyone. Imagine to overnight worker who can't find a space at 6:00am after 12 hours at work. It took months to get the security gate fixed, and they allowed it to stay open during that time. This likely accounted for all the illegal parking on the second floor. Changes with gate access left residents stranded outside the entire building after 10:00pm outside.

A change to the gym meant removal of all spin bikes with a SINGLE rowing machine. Very disappointed that they didn't consult residents before making the change.

Sure, rent seems to be market value. When you figure in the cost of $380/ month parking and their incorporated $200/month utilities, your cost-of-living is much higher than expected, even when they give you an "all-in cost" on their website.

Glad I had someone to splits costs with, but I won't be staying here past our one year lease.

I Love CMB!

I moved into CMB last week and had an outstanding experience. The leasing team Derek and Cliff were and continue to be so helpful and friendly.

Also, the servicing team, especially Chris the Service Manager, has been so helpful. The service is prompt with a focus on quality and they go above and beyond to help.

I highly recommend CMB. It's clean and maintained extremely well.

Love this place!

Best place to live in SF. Beautiful apartments, well maintained and the management team is awesome! The pool and outside space is gorgeous and they have fitness classes with great instructors. 5 stars!!!

Great Location and Gym, Poor Everything Else

The location is great, close to CalTrain and Muni; will only get better whenever the Central Subway is completed.

Unfortunately management is terrible. One of the doors on the Third Street side of the building has been stuck and requires a double pull of the door to open for at least 3 months and now one of the doors on the Fourth Street side of the building is out of commission as well. I am still unsure if the fire alarm actually works since it went out of service a few months ago. We were...
told it was fixed about a week after it broke, but there was a sticker on the front door stating that the alarm was not working. That sticker is gone, but no communication was sent out stating it was fixed.

Channel utilizes the Luxor Locker package delivery system, but charges you $100/year to use it. That wouldn't be so bad if they used it properly. Half of my packages go missing because (and I have seen this happen) the concierge will let the delivery drivers into the lobby package room without scanning the packages. This means I get no notification and have no way of getting my package out of the room without having the concierge let me in.

The security here is also very weak. The garage gate stays open all day due to the addition of Gus's Market downstairs and management has promised to put a second gate going to the second floor, but that still has not happened (it has been 6 months). This means that anyone can just come in and park in the garage or peak around in the cars. The elevators are now secured with fob access only, but that means nothing because the stairs still are completely insecure. I guess the hope is that the "bad guys" are lazy and just won't take the stairs.
