How Is This Rating Determined?

UDR Does not care about their residents

This building has packages stolen 24/7 and the manager Gunther does nothing about it. People break into the property all the time, break into apartments and time after time, nothing is done about it. All of UDR’s other properties require fobs to get up the elevator, Edgewater is the only exception. This company cares very little for its residents and their safety. West Elevator is always broken, property needs to be renovated ASAP.

Good Property

The amenities are nice however the location is not very safe and I have had packages stolen as well. Area is not too safe and the price is very expensive

Edgewater is not a safe place!

PLEASE BE AWARE: EDGEWATER IS NOT A SAFE COMMUNITY!

Over the past few weeks, three apartments have been broken into at night when the occupants were at home and had property stolen. There have been numerous cars broken into, windows smashed, common area furniture and TVs stolen, bikes stolen from a double locked enclosure and a homeless woman has repeatedly been trespassing in the common areas. Patio furniture was thrown off the 4th story onto Berry Street. Yesterday, my neighbor's dog barked...
at someone trying to open her locked door.

We had a community meeting about these incidents in which about 30 residents attended. The representative from Edgewater spent the 1st hour refusing to answer our appropriate and rational questions about details of the crimes. For example, would they consider more lighting, a faster garage door, more cameras, even if they don't work, security guards, etc... anything to help keep us safe? The representative informed us that those security measures were "too expensive."

There are renovations happening throughout the public areas of the complex: new carpets, a giant chess board, a jacuzzi, new landscaping being installed. We questioned whether funds, when available, could be re-directed towards safety measures instead in the future. The answer was no. Edgewater, we were told, is part of a "publicly traded company that has a responsibility to its shareholders" to produce profit.

Edgewater's focus during the entire meeting was only on how *we* are responsible for keeping our community safe. At the end, the representative stated simply: "Edgewater is not responsible for your safety." That is an important policy statement that the residents of Edgewater and those thinking of becoming residents here need to be aware of.

"Edgewater is not responsible for your safety."

Until this policy changes, we can expect very little to be done about the security issues in our community. Please keep this in mind and live elsewhere, where your safety IS a concern.

Mission Bay is Hot...literally.

Pros:
-Fitness center
-Nice lounge with fireplace and large TV
-Courtyards with fire pits, gas grills and lounge chairs
-Building backs up to Mission Creek Park
-Dog-friendly (but with hefty deposit)
-Dog park, basketball courts and tennis courts right down the street
-Nice interiors
-2 blocks to N-line & T-Line Munis, E-Embarcadero streetcar and Caltrain for easy access to the peninsula, airport and downtown
-Safeway is two blocks away
-Office staff is nice, particularly Arthur.
-Washer/dryer...
in-unit.
-Amazon Locker available
-Temp parking available for $25 a day
-Our unit had hardwoods and granite countertops

Cons:
-Hot hot hot: None of the units have AC (AC in common areas and hallways), and it gets really toasty, particularly the units tucked inside the corners of the courtyard. We have two fans in a studio apartment and it's still unbearable. We bought an indoor thermometer to see how hot it was actually getting and it never dropped below 77 even when it was 60 outside. This includes nighttime.
-Expensive: Overpriced for how far out it is.
-Construction all around. The noise isn't as much of an issue as the traffic delays
-Power outages: The recent construction in the area knocks out the electricity for hours multiple times a month. Entrance is electronic so good luck getting back into your apartment when the power is out.
-Not unique: This apartment could be anywhere, no distinctive architecture or "San Francisco" feel.
-Parking is an extra $300 a month and there's no visitor parking, just street parking.
-Crowds: During a ballgame the entire area gets overrun with people and street parking is super expensive.
-Smell: The building is right down the street from the treatment plant and 2-3 nights a week it smells...not great.
-Did I mention it's ridiculously hot?????
