After seven years as a resident, I’ve seen this property shift from a well-managed community to an increasingly frustrating and uncomfortable place to live. The previous manager, leasing agent, and maintenance staff were consistently excellent, and most positive reviews reflect their work. Unfortunately, recent management changes have caused a major decline in professionalism, maintenance quality, and overall resident experience.
Management Issues: The new onsite manager has displayed... unprofessional and disrespectful behavior, including inappropriate language and even making obscene gestures toward me—captured on my Ring camera. My private information was discussed with other staff, and a rental ledger correction from another property took a full year. The manager appears poorly trained in customer service, communication, and basic professionalism, creating an environment that feels hostile and uncomfortable. I’ve felt harassed, and based on the number of long-vacant units, I suspect others feel similarly.
Maintenance Problems: Persistent issues have gone unresolved for years. A strong sewage odor is constantly present at the front of the building. Dog urine is frequently found in common areas. My heater has never worked properly despite multiple reports. Water regularly pools on the floors due to poor design and plant drainage, causing slips and falls for me, my spouse, and other residents. Doors swing dangerously, and cheap hardware adds to daily frustration.
Security Decline: Break-ins in the garage have become common. Both my vehicles were broken into twice, and more than 30 residents have experienced similar thefts. Package theft is routine, forcing me to install a Ring camera just to protect deliveries.
Conclusion: Despite years of loyalty, I can no longer recommend Vive LA, Magnolia Luxury Apartments, Townhomes at Magnolia Woods, Westhome Property Management, or Cityview. With rising rents and worsening conditions, the living experience no longer justifies the cost.
