How Is This Rating Determined?

Terrible apartment

Kitchen cabinets are painted horribly don’t be fooled their not new. Put wood flooring in upstairs units you can hear everything more than likely put very cheap padding down. Loud neighbors very likely to hear couples fighting, dog barking and kids yelling Monday-Sunday. Parking is good in some locations of complex. Best opinion spend extra for a better place you’ll never get to fully relax after hard day of work.

Content with living here

I've lived in a 2 bedroom here for about a year and had no real issues living here. The apartment rooms and kitchen are decent at best. If you have a 2 bedroom, one of them might not have an AC unit (I didn't, other roommate did and summers were terrible) and generally the AC does not circulate. One time the water heater was broken and they just replaced the entire thing after 3 days of it not working. Other than those small things, out of the entire year I've been here, I've had no problems... with neighbors or management. There's a nice little dog area and past that there is a park that is walking distance. If you're pretty simple like myself then this would be a great place to start off for a low price. Also close to everything like Target, the Promenade mall, Winco, and the freeway.

We are in the process of upgrading the apartments with Central A/C and Heating. So hopefully in the future this wouldn't be an issue.

Sign your lease elsewhere!

Its nice to see the Main Gate, of this "gated" community, finally operating after nearly two years. Management should consider fixing the smaller doors to cut down on the vagrants passing through. Have had my vehicles vandalized twice. Have had my car threatened to be towed by management because "I don't use it enough".
Many units now contain central air conditioning while I've been waiting for my ceiling fans to be replaced upon moving in!
Thankfully the cockroaches roaming the parking lot and...
squeezing through every crevice of the unit have slowed down quite a bit. Despite the "doggy bag" stations, it seems like everyone is in competition to see where they can pile more dog poo.

Thank you so much for making us aware of your concerns. We have cameras installed throughout the property in addition a a nightly patrol from 6 pm to 6 am 7 days week. If your vehicle is parked for a prolonged period of time we do issue a warning and... ask that you come into the office to confirm that it is a residents vehicle. We have weekly pest control and if your having issues always, please notify the office so we can take care of your issues in a timely manner.

Bad Management Practices

I did not have a good experience renting at Stonewood! The only good thing about it is the location. Aside from that, they demonstrated some terrible policies that range from insulting to illegal. Some things they can't control as much, like, constantly fighting neighbors, wailing animals and prevalent crime. But other things they can, for instance:

Policy 1 - Every 6 months they do an inspection of every apartment. They tell you the reason is because they want to check for unreported repairs....
I suspect it's a trust issue. If you work, that means they let themselves in without you there. They'll tell you the week that they're coming, but not the day. That's not legal!

Policy 2 - Keep your rent as high as possible despite the disrepair of the place! And try to disguise what you're really paying by adding 'trash services' as an extra $50/$60 charge per month rather than making it part of the rent so you can compare what you're really paying!

Policy 3 - When your lease comes up, they do not consider how long you have been a renter or how perfect your payments have been - your rent is going up dramatically! And if you don't re-sign a lease, expect that to be around $150/mo or more. Silly me, I tried to renegotiate my renewal to keep rent the same. They told me to my face that my perfect history didn't matter to them. They never negotiate. Explains the high turnover I saw!

Policy 4 - (Another illegal one) When you move out, they charge an automatic cleaning charge. It didn't matter that they came in and did an inspection and told me that there was no more cleaning necessary. The person doing my inspection said to expect it - and sure enough they charged it. It was only after I threatened to sue them that they reimbursed me. Fortunately, I kept my move out inspection form signed by the person who did it. DO THIS!!!

This is a place with some really bad management practices. If you have to pay a little more to live someplace else, you'll want to consider it! If you decide to take the plunge here - do your research on tenant rights - you've been warned!

Thank you so much for making us aware of your concerns. Apartment inspections do happen every 6 months. Management notify's tenants with a letter a week before and we follow up with a 24 hr hour Notice of Entry Notification. We do tell tenants at... move out that we charge a cleaning fee if they don't clean the apartment to the same level that they received the apt when they first moved in. Policy is a final account statement is generated within 21 business days . Sounds like you did a great job cleaning and keeping the apt in good condition. Thank you.

No response

I’ve contacted the office many times about issues with our remotes and issues inside the apartment. I get no response no call back nothing . We are moving out in two months and are afraid of what this lousy staff is going to do during the process of leaving. Can’t get anything looked at our fixed since they recently changed their maintnece staff it’s worse then ever in three years! They do nothing don’t even see these guys ever. It’s dirty and disgusting in all the community shared areas!!!!! We... have even tried to contact their Corp office with no response ! Absolutely the worst place to live around here! We have never been late on rent no problems with our neighbors except they allowed someone to dictate where we parked based on how she wanted to back in her car!!! Just ridiculous
