How Is This Rating Determined?

Unresponsive Management, Neighbors Smoking Indoors

Pros:
-Close to BART
-Spacious units

Cons:
-Management is unresponsive
-Second hand smoke through your vents from neighbors that smoke indoors and management will not do anything about.
-You have to repeatedly contact maintenance to get anything fixed.
-Mail theft from outdoor mailboxes
-Car break ins

Don't rent FROM THESE PEOPLE

STAY AWAY from this place!!! DON'T RENT FROM THESE PEOPLE!!!! I lived here for a year and it is not worth the money! And no sooner did I give them my 30 day notice and left a couple of days before the deadline to avoid problems, they sent an email saying they're going to charge me $700, despite the fact the inspector telling me to pay the regular $250 for a cleaning crew to come by which would be taken out of my security deposit, she even gave me a copy of the bill. Even when I handed them... the keys the people at the leasing office said there will be no charges beside $250. When I called the customer service number to see what I was being charged with, the rep told me "What they believe is necessary and be prepared to get charged in the future."

A Miserable Place to Live

I have lived here for 2 years. These apartments are falling apart. There is little to no sound insulation between apartments and the office staff routinely fail to address the community's concerns. For instance, I suffer from chronic asthma. My air conditioning unit has not worked for 2.5 weeks (and temperatures in the apartment have been above 80 degrees for most of that period). The day it stopped working, we called the office and maintenance to inform them of the problem. At least once a year... we have a major part of the apartment stop working (last year it was the dishwasher and the refrigerator). The office and maintenance staff typically are friendly people for the most part, but if you expect help when something inevitably tears up in these old dilapidated units, don't hold your breath. As I type this, the AC unit in the ceiling of my apartment is hanging down and being loosely held up by black duct tape and zip ties. First I was told it would be fixed 10 days ago. Then it was 7 days ago. Now it is 4 days from now. This grueling process has been awful and the story I get from the community staff is that the AC unit not working is "not their fault either." Beyond the frequent emails we receive regarding crime activity at the complex, if you value your money and your peace of mind, I urge you not to live here.

Make sure you are THEIR type before moving in

I've lived in this "community" for 7 months now and the first 5 months were fine. When I say fine it does not mean perfect but what place is.

Now is where we get real....... When I first moved in I developed a friendship with my upstairs neighbor...... my mistake! At first this was good but in the past month that friendship ended. Now I am being harassed by the leasing office because in retaliation, she has begun calling the leasing office any time I have my TV or radio on.

Let's be clear......
Avalon is a large complex with a lot of people in close quarters. It is impossible to not hear the people that live around you. I hear washing machines, TV's, radios, and everything else. I am a reasonable person and this is part of apartment living. Here is where the community falls short. This is clearly PERSONAL and despite having members of the leasing office AND the police state that the music isn't too loud, it is clear that I have no advocate. The leasing team seems afraid to push back and ask my neighbor to have "reasonable" expectations.

I ran into Joe (the manager at the time he left 2 days after our conversation) and told him that she was unreasonable and calling the police on me at 5:30pm about my music. Let me be clear that I only have a sound bar so it can't be that loud. You can faintly hear it if you are standing right at my door but THAT is reasonable. I told Joe that as an African American woman I am now uncomfortable living in the community because of the police showing up at my door. In 2015 it has been clear that police will not hesitate to shoot unarmed African American (men AND women) and no one will hold them accountable. I made this clear to Joe and he stated that he did not want me to feel that way and would work something out where I could end my lease with a 30 day notice. I went on to tell him that I would be packing to live somewhere else for a month or so because I was uncomfortable. I asked that he contact me later that day so we could discuss ending the lease. NO CALL as African Americans have no advocate in this community and white privilege always wins.

I am living at another residence because I don't feel safe and I have no advocate in this situation. I would think that the leasing office would honor what was said to me by their former manager but instead they are calling me a liar and saying that Joe never said that.
