How Is This Rating Determined?

Smoke smell in vents all day.

10 months of communicating with the office about neighbors smoking in the apartments and it coming thru our vents. No resolution other than filters that don't work, odor eaters that don't work. Instead of dealing with the issue I'm offered to relocate to a different unit. Also waiting months for a part for the fridge since the wrong part was ordered multiple times. The place was nice 3-4 years ago when we moved in but downhill ever since. Homeless sleeping and doing drugs in the laundry room... since the lock was broken for months. Should I mention the drive by shooting and crime. New management has taken over, I set an appointment, and the office was closed for my appointment. When I went for my appointment a new renter was in their car waiting for 3 hours as they were supposed to move in but no one answered the door of the office, so new management is off to a bad start but I will acknowledge they are inheriting a mess. We also pay $35 a month for trash pickup and they miss us all the time. People use their patios for storage and it looks like a hoarder house. Stay away. I TRY TO COMMUNCATE TO NEW MANAGEMENT WITH NO RESPONSES.

Horrible Apartment Complex

Welcome to the dystopian apartment complex of Grammercy Apartments where children roam unsupervised, the pool is never open, crime runs rampant, and trash is everywhere.

This complex is a nightmare to start it’s disgusting and tenants apparently don’t know the concept of a trash can. I would see trash on the sidewalk and grass all the time. Speaking of trash it wasn’t emptied for a whole month last year and piled up really bad which is quite a health hazard.

Now on to crime, several of my...
previous neighbors have had their cars broken into and had parts from their car stolen. I’ve had to call the cops several times when I saw something suspicious or heard/saw domestic abuse. I would hear gunshots about once a month from the distance. And there was even a shootout in the apartment complex where someone was killed this past year! Look it up it was on the news.

This complex has some questionable tenants too. I had a neighbor yell for no reason in the middle of the day and blast music outside while I was working from home he would do this several times a week. I believe he got evicted and started throwing furniture off of the second floor! (Mind you someone did live below him). After he left he let homeless squatters live in the apartment for a couple weeks. I noticed this and contacted property management which they didn’t believe me at first until I told them they should check because there were homeless people living there.

This is not a good location at all like as it is advertised and if you commute into downtown Denver have fun 40-50min in traffic going down the I25.

The only good things about this living in this apartment was that the maintenance was great and the high line canal trail was very close by. Other than that this place sucks and I highly discourage anyone to live here for their safety and sanity.

High crime

This area is experiencing an uptick of crime and it happens in the complex since it is not gated and there is no on-site security. A number of stolen and abandoned cars line Girard Ave. in front of the complex and the cars of residents are broken into or towed without warning.

This is not a good place if you want peace or are raising children.

Sufficient

Lived here for a year, contemplated moving out several times. My car was broken into once. My partner's car was knifed. Security here is nonexistent. Additionally, most people in the complex smoke tobacco and the smell permeates throughout the apartment. Pool is routinely closed because people smoke in it and then it must be cleaned.

Management is friendly and responsive. The apartments are also near parks which is convenient. Overall, it was not a horrible experience but there are nicer...
places in Denver.

I LOVE IT HERE

I have been living here since last year and I LOVE it!!! The kitchen is real nice with granite counters. The staff is very friendly and helpful. They are my favorite. I wont be moving any time soon.
