Nice place on the lake close to everything. My only wish is there was some on site EV charging.

Improving, but...

The other reviews listed for the unit are three years old. The situation has improved since then, with multiple staff changes and local utilities improving, but not all problems are solved. My main complaint is still the internet contact with 3DB... it is mandatory, but the company provides subpar service. I work from home, so I had to supplement the mandatory internet with another connection from xfinity. That is what I use most of the time, and 3DB is my "backup". While it has... occasionally come in handy to have two, I would never be paying for both if I didn't have to. I therefore view this contract as inherently harmful to renters.

Maintenence is pretty on the ball these days. I will echo another user's complaint about floorboards, and the showers have a weird glass half-door instead of a curtain, but issues are being resolved promptly now and the power only goes out a few times a year.

There is no air conditioning, which is fine for most of the year, but during the summer it can be a real problem. Opening windows and getting a nice crossbreeze going works very well, but doing so is LOUD, because the complex is very close to I-70 and that highway makes noise at all hours of the day. I recommend having good headphones, a swamp cooler, or both during the hot months.

Not a good rental

These apartments are brand new yet they are falling apart. Our front doorknob fell off within 2 months and now the doorknobs inside the unit are coming off the doors, too. The floorboards are starting to come up, overall you can tell they didn't really care when putting these together. There's paint spots all over, tape we can't get off the walls, cracks in the walls, etc.
I'm the first person to live in this unit and it's completely unacceptable. The power goes out often, wifi connection is...
very poor, it's hard to find parking next to my building, the list goes on. These are small apartments for the price, as well. Just don't do it.

Modern living—but at what cost?

The building exterior and apartment interiors are indeed modern and attractive. But the property falls short due to poor management and unfulfilled promises of amenities. There is no dog park, there is no community space, there is no grill area, and the "walking trail" is just a gravel path flanked by the river on one side and an enormous pile of dirt on the other side from unbuilt townhomes. The original management was miserable, and so far the new management is not any better. Residents are... left in the dark on who to contact for emergency maintenance issues. Residents are overcharged for utilities with a huge lack of transparency about what they are *actually* paying for. The upsides to this property are: location in a beautiful mountain town, pet friendly, low electric costs, great weather, and modern finishes. At first the downsides were fine because of the relatively affordable rent, but now that it is being advertised much higher, I would not recommend this property to renters.
