Disappointed

We did a virtual viewing of the property because we were moving from out of state. We wanted a newly renovated property but of course when we moved in the property it wasn’t newly renovated but paying the price of a newly renovated property. Rusted light fixtures, half paint job and bi-fold doors extremely old and painted poorly. Along with old kitchen appliances. We’ve been living here for 2 years and for the last 8 months I’ve been complaining about our painted tub peeling and chipping which... looks absolutely disgusting but it’s supposed to be newly renovated right. I went into the office and filed a complaint in person and was told to email the manager 3 months later she has yet to email back. I even followed up with email to make sure she received my email still no response! I called the office to inform them I haven’t heard from her, for them to tell me she overworked which has absolutely nothing to do with me because at the end of the day they still want their rent on time! Right after moving in I called and asked if we could get the patio power washed and was told that it was already done which was a lie so we had to clean it to the best of our ability. Twice a year the gutters get cleaned and of course the dirt and whatever else is in the gutters are sprayed onto the windows. You would think window cleaning would follow up after cleaning the gutters. If I didn’t live on the second floor I would definitely clean my own windows. The floor to ceiling windows was one of the main reasons I fell in love with this apartment. I don’t like to open my windows because they’re so dirty. The roaches are nerve recking yes they do come out when you file a complaint but I feel if it’s was done on a monthly basis it would be under control. When I moved here we where looking for something long term not to move from one place to another but not sure if I that’s going to be possible especially for paying for a newly renovated place that we’re not getting. If you have tenants that care for their apartment you should make sure they’re comfortable especially living here for 2 years and never been late with rent. Otherwise the complex is lawn care is well kept and the trees gives you sort of a resort vibe. Word of advice pay the extra money to view the property vs virtual because if you don’t have a back up plan you’re stuck. We spent so much money getting our cars and furniture shipped here finding another place to move wasn’t an option.

Good Location and Amenities

The location is very convenient for shopping and travel in the north metro area (Johns Creek, Buford, Norcross, Cumming and Lawrenceville). The property allows pets including dogs and has a dog park. The location is has plenty of trees and feels like living in a more rural area. The appliances were recently replaced with new ones. Maintenance quickly responds to issues and gets it fixed the first time. It's a good place to live.

Disappointed

Me and my boyfriend came out to tour the apartments with the expectation to potentially live here. As soon as we went in there were two employees at the front desk. A gentleman was taking care of future residents before us and the other lady welcomed us in and asked what she could help us with. We let her know that we wanted to tour the place and she told us someone would be with us and continued to be on her phone. After 30+ minutes passed, we were taken outside by the gentleman and he told us... that he is the only worker at the moment. We asked about the reviews online and he admitted them to be true. It is a bummer that this place has such great potential, yet is lacking professionalism.

Indifferent Management - Bad Roach Control

I lived at this property for 3 years.

We had a major roach problem our last year here. We reached out to the property management on numerous occasions begging for a solution and the only thing they would do is send a guy to come and spray a little around the corners of the apartment.

This nightmare was ongoing for about a year. We are not talking about a roach here and there. They would scatter when we turned on the lights. They were all sizes and even found some carrying egg sacks.

We kept...
our apartment clean and free from any food waste (all food was kept in airtight containers or in the fridge). We sprayed ourselves and (regretably) ended up damaging the counters with the chemical out of desperation to help solve the problem. We received absolutely no contact from the manager. They refused to escalate the problem with their pest control.

Now that I have moved, amazingly, I no longer have a problem. I have been in my new home for a month now and have not even seen so much as a waterbug.

I think it's easy for management to become indifferent to complaints and forget that, for us tenants, this is our home. Some compassion and concern would have gone a long way.

Of note, they also have a major trash problem with their valet system. Trash collects outside of everyone's homes and the dumpster is always overlowing. I expect this during holidays but after a while it became the norm. Felt very low class...

The apartment itself was spacious and had lots of character. The maintenance engineers were always very considerate and friendly.
