I wouldn't recommend renting an apartment here

I currently reside in this society, but I wouldn't recommend renting an apartment here. There are several reasons for this:

Administrative Fees: There's a hefty one-time administrative fee of $400, along with a $65 application fee for each member. Comparatively, other places charge between $50 to $150 for similar fees.

Minol Charges: The monthly Minol charges range from $180 to $250. This is considerably higher compared to other places where the same services cost around $50 to $80 per month...

Internet Fixed Charges: There's a fixed monthly internet charge of $100 for ATT, and unfortunately, you can't switch to another network provider. Outside this community, similar plans cost around $30 to $50 per month, and you have the freedom to choose your provider. It seems like there might be some sort of commission arrangement with ATT. Additionally, the internet speed is slow, leading to frequent frustrations. Despite repeated complaints, the Windsor admin is unhelpful in resolving these issues.

Suwanee Electronic Meter Charges: Residents are required to pay $120 to $250 monthly for Suwanee electronic meter charges, which is considerably higher than the $50 to $80 typically charged elsewhere.

Rent Increases: The rent increases annually by $100 to $200, which is something to consider before committing to a lease.

Vacancy Rates: Currently, there are many vacant apartments due to the aforementioned issues. Though they've reduced the prices, lease agreements still extend for 14 to 16 months, requiring careful consideration given the additional charges.

In summary, the combination of high fees, expensive utilities, internet limitations, rent increases, and prolonged lease terms makes this community less than ideal for prospective renters.

The absolute worst management. No mail coming for over 4 weeks, outlets don't work. The only response is "ok" and nothing is getting fixed.

No mail coming to my apartment for over 4 weeks. I complained about the outlets 6 months ago. When I dry my hair I smell the outlet burning I have complained several times. At least 10 times. They don't keep a log. I fear Electrical Fire. Horrible customer service. The worst.

Not the place you want to live!

Folks, do yourself a huge favor and don’t waste your time here.
Most tenants are unhappy with management.
Reports of gate being broken for months.
I personally had a horrible experience here. Was basically asked to pay an addl months rent as deposit a week before I moved in.
5 weeks earlier I had received emails from Liz saying eveywas good to go with the $150 deposit.
When these folks see an opportunity to swindle you out of more money, you better believe they will!

Excellent North Haven

I just moved in on Friday July 15th and I love it. It is newly renovated and we have a two bedroom two bathroom. I liked the Floor Plan , the location, The schools. Everything so close by just walking to all the types of fast Food and restaurants and Kroger. I had two issues and the contacted them they quickly sent the maintenance guy to fix it. All in all it is the Best apartment I have lived in my life.

NorthHaven took over the property about a year ago. Since then a lot of positive changes have been made. I have been living here 8 years this month. They have redone all buildings roofs, paint etc (all outside). And totally redid pool, gym, community room. As an existing resident there has been no internal updates. While this may not be true for uninhabited apartments I do believe some internal updates are needed. However I have been happy in my apartment. This new team is very responsive to... requests and actually follow up. They are easy to speak to. I do have some issues (some pre-exists them taking over). 1. A flat concierge (garbage) rate whether there is 1 person living in residence or 5. Ie I don't produce enough garbage for 5 pick up days where my neighbors may. 2. Only one cable option makes it difficult if you don't want that company. 3. The gate is often non-operational. Although there is no guarantee of security a malfunctioning gate doesn't help. Both the drive thru gates and walk through gates have malfunctioned. Not to mention in 8 years they never updated the walk through gate which means all previous residents still have access. Overall I have been happy here and the above issues are irritating but don't rea disrupt my quality of life.
