I wouldn't recommend renting an apartment here
I currently reside in this society, but I wouldn't recommend renting an apartment here. There are several reasons for this:
Administrative Fees: There's a hefty one-time administrative fee of $400, along with a $65 application fee for each member. Comparatively, other places charge between $50 to $150 for similar fees.
Minol Charges: The monthly Minol charges range from $180 to $250. This is considerably higher compared to other places where the same services cost around $50 to $80 per month... .
Internet Fixed Charges: There's a fixed monthly internet charge of $100 for ATT, and unfortunately, you can't switch to another network provider. Outside this community, similar plans cost around $30 to $50 per month, and you have the freedom to choose your provider. It seems like there might be some sort of commission arrangement with ATT. Additionally, the internet speed is slow, leading to frequent frustrations. Despite repeated complaints, the Windsor admin is unhelpful in resolving these issues.
Suwanee Electronic Meter Charges: Residents are required to pay $120 to $250 monthly for Suwanee electronic meter charges, which is considerably higher than the $50 to $80 typically charged elsewhere.
Rent Increases: The rent increases annually by $100 to $200, which is something to consider before committing to a lease.
Vacancy Rates: Currently, there are many vacant apartments due to the aforementioned issues. Though they've reduced the prices, lease agreements still extend for 14 to 16 months, requiring careful consideration given the additional charges.
In summary, the combination of high fees, expensive utilities, internet limitations, rent increases, and prolonged lease terms makes this community less than ideal for prospective renters.
