Downhill Slope
Sun Stone is a decent apartment complex that seems to offer great amenities and upkeep, however the longer you stay, the worse things seem to become.
1. General Maintenance: The facility is fairly new (built in the last 10-15 years) and it is a modern style. However, they fail to maintain the property and the wear is starting to show. Concrete stairs that lead to the second stories are collapsing, the fences are all rusting out, the security gates seldom work, and exteriors are lacking general... upkeep. These things continue to degrade and only the bare minimum systems are upkept or repaired. Most times the repair guys that come in for work order requests are not fully understanding of issues (ie they sent me a plumber to check on a faulty appliance)
2. Hidden Fees: This one has many people leaving the apartment complex currently. The complex is beginning to get very greedy with their additional fees for items or "services" that were not in the initial contract. Things that were once provided by the complex are now on the tenants dime. The biggest one is trash. They had trash rooms and the trash service was to be paid for by them. Suddenly one month everyone is given a small trash can and is told we have a "fancy new trash valet service for a new $25 a month up charge" Many protested, but too few were committed to a class action lawsuit myself and a few others were in the works on. I was told by a subcontractor that I know did work for the complex that they are going to be charging for water next. They have also taken away the ability to use your own internet plan and you are stuck using a COX plan. Tts anyone's guess what they will charge for after that.
3. Unfair Move-Out Policies: Most apartment complexes do what they can to keep their deposit, especially if they are losing tenants like Sun Stone has in the last 6 months. Moving out will appear to be fine, but they will overcharge purposefully for normal wear and tear. Things like caulking beginning to crack, scuffs along baseboard, oven wear, the wood on your deck being stained, etc. Mind you, this is after we touched everything up and even painted areas. Their own touch ups are the bare minimum to get by. Expect extra charges even after a very maintained unit.
4. Management seems to come off friendly, but make no mistake, they are anything but against you. Have a dispute? They ignore it. Make a petition with the majority of tenants protesting a change without asking tenants? You risk eviction.
