Caution for future Residents.
I recently moved out of Hickory Creek Apartments after a two-year stay, only to be blindsided by a $1,500 charge for carpet replacement. This fee feels particularly unfair given the apartment’s light use and my repeated reports of the AC unit leaking onto the carpet. Throughout my time there, I submitted multiple maintenance requests, yet management appeared to ignore these issues when assessing the move-out charge. Despite manager Denise personally reaching out to me on multiple occasions to... explain the AC issues, no real solution was ever provided. I was repeatedly told that the AC unit in the apartment above had accumulated ice, which then had to ‘melt’ into my unit at its own convenience, causing ongoing water damage.
Given the carpet’s age and condition, along with the water damage resulting from management’s own maintenance issues, this charge seems unjustifiable. It appears more like an attempt to withhold a tenant’s security deposit rather than address legitimate maintenance concerns during the lease. This excessive fee speaks volumes about the way they handle tenant relations and property upkeep.
For anyone considering Hickory Creek Apartments, I strongly advise keeping detailed records of every maintenance request and preparing for potential surprise costs at move-out. Based on my experience, tenants might end up financially responsible for issues the management neglects to resolve while they’re living there.

Per the lease agreement, any charges for damages beyond normal wear and tear are the responsibility of... the resident.
