How Is This Rating Determined?

A good place to live

The management listen to your requests and problems get fixed.. The sidewalks are properly de-iced. We enjoy the ducks, fountains and the little woodlands. The apartments are roomy and well kept. There is rarely any road noise with the living rooms away from the roads.The pool is more than a play pool. Stayed here three years, and there are tenants who have been here longer.

Resident 2014-2017 (Edited for length)

The positive: it is a quick drive to central campus and my child enjoyed the pond. However, the state of management and maintenance as we left it was abysmal. There were 3-4 management transitions in 3 years. Initially the manager and maintenance were great. 6-10 months after we moved in the management and maintenance teams changed and things began to slide. By the time we left In 2017, management and maintenance can only be described as neglectful. They added flashy things like trash valet that... look great on paper, but we would've taken upkeep of the unit/property over that. Some examples: we had a pantry closet door in the kitchen that kept falling out. Maintenance kept tightening some screws and every 1-2 months the door would fall out again. The carpet in the living room reeked of wet pets or mildew since the first day we moved in. We explained to the manager at that time that our very young child (2 at the time) had respiratory issues and we knew the carpet was not helping. She admitted that the carpet had not been changed in a while but that it was cleaned before we moved in. The manager did a sniff test. Surprise, she didn't smell a thing. She offered to have an ozone machine set up to deal with the "perceived" smell. A google search showed us that ozone is particularly unsafe for small children and people with respiratory issues so that was not an option. Additionally, during this time, they had an extensive repiping project required by the city. However, the company doing it made it impossible to live in the apartment. Every day our beds, furniture, carpeting, everything was covered in dust. It became intolerable and we paid out of pocket to move into a hotel for 3 days. The next manager also completely neglected the carpet issue. We went away for almost two months to give our child's breathing a break and came back to find a long crack in our little one's bedroom window. It took maintenance 10-15 days just to remove the cracked glass and put an unsightly board in its place. Presumably the new window glass was on order but never arrived while we lived there. The manager blamed the vendor as she often did when confronted. Management issues aside, there was constant noise from neighbors and people outside. Finally, the grounds: 3 weeks before moving out we almost walked into fresh dog poop in front of one of the building entrances. The day we moved out it was fossilized in the exact same spot. We would never move back here and do not recommend.

The Ponds

I have lived in this complex for two years now. While I initially enjoyed the complex, my experience here has been quite upsetting. In these two years there have been at least 5 instances where I was not given my full 24hr notice before maintenance entered my apartment building, I have been unable to use my assigned parking spot for three successive weeks due to poor planning on management's behalf, and I had my car towed across the property without my knowledge or consent.

My neighbors are...
wonderful people but I have never felt so disrespected by management at an apartment complex. This will absolutely be my last lease agreement I enter on this property.

The Ponds

I really like this complex. No complex is perfect and I am lucky to live in a quiet building with some upgrades in my apartment. The complex allows auto pay which is convenient. The office staff is very nice. Package delivery alert system via email or text is also convenient when it works. The scenery is beautiful it is worth it to pay for a pond view and see the ducks, deer, turtles, etc.
