How Is This Rating Determined?

Mediocre at best

Wyndham hills is mediocre at best. It took them 5 months to pay me my rent reimbursement back after moving out. I moved out in April and it took until September to get things figured out. They still did not pay me my security deposit back and after 5 emails unanswered and 20+ phone calls, we gave up. Their maintenance was not great, could take up to 3 weeks to get stuff fixed. Dog poop was everywhere in the complex, especially dog park. They did not reinforce picking up. The dog park was so... muddy during spring so dogs couldn’t go. I was so happy to move out.

Leasing Office Ignores Problems

Neighbor's dog barks constantly and wakes me up morning and night. I've sent emails to the leasing office asking for help and they ignored them. When I called, they confirmed they got the emails but didn't respond. They then said they would call the owner about the dog, but nothing has changed.

Poor management, poor maintenance

The overall comfort level of my unit is nice. However, good luck getting any maintenance requests completed. Many of my appliances have issues and maintenance requests have been pending for months. After bringing this to the attention of management, it was kindly acknowledged, but never complete. I am still waiting for things to get fixed.

Also, you will most likely get rent raised on you after one year of living here, and it will continue to rise. I am not convinced these properties like to...
keep people.

you can find better/not worth the price

After living here for 6 years this place has come down with the appeal of decency. Not only has my rent gone up well over $100 more a month, but they keep taking away the amenities. Seriously im paying all this money to see this place looking more and more like a dump. they are claiming to have all these tenants paying different amounts yet they wont fix up the place. makes me wonder where the money is going. A couple of friends that live here as well as myself will be leaving this year to a... better development. same rent price, but far more luxurious. it went down hill after AMP took over. I do not recommend this place to rent from. Compare other apartments to this one, and look a little closer to the grounds. Not at all what it used to be before AMP took over. this place is not the worst place to be, but seems like its on a path to looking like a dump. Not worth the price at all

YOU CAN FOOL SOME OF THE TENANTS SOME OF THE TIME...

But not all of the tenants all of the time, particularly the ones that have lived at Wyndham Hill for many years like me.
If you asked me a year ago, before AMP bought Wyndham Hill, if I would be writing this review, spending time taking photos of wide cracks and potholes (the day after the parking lot was repaved) and front doors of buildings (that look like they should be the entrance to a condemned building), and studying up on tenants’ rights, I would have laughed. I am not laughing...
anymore. Why?
AMP purchased Wyndham Hill about one year ago. According to their website, they have only been in business since April 7, 2014, yet has been buying up properties right and left in several states – nine in Grand Rapids alone. Their website indicates the importance of “maximizing return on investments for owners and investors of the properties entrusted to our care” is one of their top priorities." The extremely poor management of Wyndham Hill would seem to indicate that customer service, safety, maintenance, and resident retention are not priorities.
My actual rent has increased approximately $100 per month, while amenities have been taken away so the overall cost is much greater. When I called the office (and someone finally answered) to discuss needed repairs, it was suggested that I file a list of grievances and they would have their "Board" review it. What? When I asked who the full-time manager of the complex would be, I was actually told "I am not at liberty to say". You know things are bad, when a sign is put out by the road advertising for maintenance people and long-time residents are busy planning their exit strategy.
For the same amount of money, you can rent a true luxury apartment that is new. I would not be moving from the Northeast side, which I really like, after so many years for petty reasons. It has become very obvious that the new owners just do not care.
Don’t just take my word for it. Tour the grounds on your own, look at the buildings, landscaping and parking lots close up. Make sure that you see the actual apartment that you will be renting and not just the model. Stop and ask tenants if they like living here. Perhaps most importantly, check out the background of the owners on the internet. Look at the ratings and reviews posted by tenants from the other complexes they own. Look at the number of vacancies they have compared to other landlords.
And I will continue counting the days until my lease expires…
