How Is This Rating Determined?

A good community and great location.

I’ve lived in a 2 bedroom unit for a year now. The apartments themselves are good. Not completely up to date but what is there is kept up really well. Fresh Paint. Bathrooms are well maintained, kitchen appliances have had no issues. I would estimate the windows to be ~20 years old, still in good shape. Carpet appears to be relatively new. Minimal noise from neighbors through walls and floors. The grounds are nicely maintained and the pool is great is the summer months. The huge balconies are... unrivaled everywhere else I’ve lived.

Upon move in, I noticed 1 window with a broken seal and most electrical outlets were extremely loose. Maintenance was very quick to get these issues fixed.


Biggest complaints:

Sharing 1 washer and dryer between 12 apartments. A third party now maintains the laundry rooms so repairs are slow when breakdowns happen. The only alternative to a broken machine in your hallway is to go to the laundromat down the road.

Parking can be tight depending on the layout of your parking lot. Some lots are only shared by 2 buildings. Mine happens to be shared by 3. Carports are nice but when it comes to open air parking, good luck finding a close spot after 6:00pm.


Overall decent place to live. Being so close to Busch’s, Pet Supple Plus and CVS is very handy. The biking trail that goes to Wixom is easily accessible as well. It feels expensive for what it is but it’s nearly the cheapest place in South Lyon. If you like the area and have no major complaints, it’s worth resigning your lease.

Close to everything and more

It has been almost a year since I moved in and really have no complaints. I moved from out of state for work and really didn't know about the area until I knew I had to move out this way. Honestly I was very at ease to see that it is more country-like bcuz thats the kind of area I grew up in. South Lyon just had the Pumpkinfest and parade just a mile walk down which was really cool. Theres a shopping center behind us I can walk to, a bike trail across the street, and a metro park hardly 15... minutes away. The maintenance guys have been quick to fix repairs so far and the office staff has been great. All in all I am happy being here.

Renter Beware

Renter Beware: This place is absolutely a Pit. The hallways and Laundry Areas are filthy and poorly maintained. The walls are very thin and you can hear every step that the person above you takes like they are in your own apartment. Good luck getting any peace and quite. When I moved in I had to have several issues corrected to a “freshly remodeled apartment”. I complained several times of the smell of Marijuana through out the complex and even received a notice on my door along with other... residents about it. Still several weeks since the complaint and notices, the smell continues. I was badly burnt on 2 different occasions with the water temperature changing during showers. Their fix was to turn my water heater down to a point where I could not take a hot shower. On the repair order the maintenance man wrote “Typical Hot Water apartment issues”.

Due to all of the above issues I slept on a friends couch for several weeks before finally negotiating a release of my 7 month lease. After all of my issues the manager Carol agreed for me to pay a fee of $1666.00 to be released of my lease. Once I paid for that she demanded another months rent. Basically only letting me terminate me lease 1 month early. I suggest paying a bit extra and finding a much nicer , much quitter and much more reputable complex. I have now had to hire an attorney to fight the last months rent taht they are saying i owe. I should have not had to have paid for anything.

Peaceful Living

Spacious floor plan, two storage closets,a huge walk-in closet,a dishwasher in each unit,swimming pool area with shower facilities, small workout room, onsite 24hr maintenance and dental air in each unit. Individual carports, close to shopping. Within walking distance to two elementary schools and about 5 minutes to high school and middle schools. Coin laundry in each building or laundromat about 5 minutes away. Wonderful management crew. All in all a great place to live.

long time resident

I've lived here nearly 4 years now. The apartments are quiet and top floor units get lots of sunlight. They run on the small side, however so if you have much furniture or intend to stay a while storage becomes an issue....the biggest problem here is usually other residents. People parking in lots they arent supposed to, or nitpicking their neighbors over petty issues. Some of the older units desperately need renovations...after 3 years my bathroom and kitchen looked pretty rough and were... falling apart. Much of this was addressed when asked. Maintenance requests are handled quickly (Bob the maintenance guy is very friendly and a genuinely good guy) and if areas do require remodeling they do it. Pets are welcome and it seems most residents have one. I find children in the apartments to be more loud/disruptive than any of the furry inhabitants. Walls are solid so its rare to hear your neighbors unless they are blaring music (which did happen once for about 3 days straight...we thought maybe they had died, but they had just went on vacation leaving the alarm on their clock radio to go off.). Most noise comes from the hallways. Laundry does get difficult in these buildings as there is a single washer and dryer shared by 12 units. No change machine for quarters and they break frequently. In home units would be a godsend at this place. Overall I've enjoyed it here.
