I have I have had the best experience in this community. Samantha and the office staff have been very helpful whenever I had an issue or concerned. The Maintenance team is very prompt and always fixes We pairs right away. I will definitely be renewing my lease for another year

If you're considering this place, it might be wise to look elsewhere if you value your finances. Here’s a summary of what to anticipate:
- **Amenity Fees:** Expect to pay $75 a month for amenities that are often either unclean or closed. This fee doesn’t seem justified.
- **Valet Trash Fee:** A $25 monthly charge for valet trash service, which can be more inconvenient than simply managing your own trash.
- **Parking Issues:** Finding a parking spot near your building is only possible through... the "rent a parking space" program, costing an additional $25 a month. Without this, parking can be very difficult, and visitors may struggle to find a spot. Handicap parking is limited and generally only available near buildings with tenants who have a handicap, putting handicap visitors at a disadvantage.
- **Additional Charges:** Expect extra charges for community gas, electric, water, trash, and sewer. It feels like every aspect is monetized.
- **Late Rent Fees:** The management imposes an additional $150 charge for a "7-day notice" on top of the standard 5% late fee. This practice is not legal, as it’s a loophole to charge more than the 5% allowed by state law. The added charge is an attempt to circumvent legal limits on late fees.
In summary, this place tends to find every opportunity to impose additional costs, and the services provided don’t seem to justify the expenses.
Additionally, there are issues with car break-ins, residents who disregard property rules, litter, excessive noise, and general disregard for others. Most of the office staff seem uninformed and inconsistent with their answers. They also display poor attitudes, making interactions unpleasant.

Valet Trash Service: While we aim to provide convenience with valet trash service, we understand it may not suit everyone.
Parking Issues: We recognize that parking can be a challenge, especially in a busy community. While designated parking spots are available for those who prefer guaranteed access, I recognize that not everyone wants to purchase one. We are continuously evaluating our parking situation and exploring ways to improve availability for all residents and their guests.
Additional Charges: We strive to be transparent about our fees, but I understand your frustration. I’ll review our fee structure to ensure it aligns with our residents' expectations and needs and I will be sure to speak with our team in the office to ensure they are thoroughly communicating any additional charges assessed to tenants accounts.
Regarding concerns about safety, noise, and the demeanor of our staff, I truly apologize for the negative experiences you encountered. We are addressing these issues through enhanced community engagement and staff training with our new community manager.

Beautiful place, unfortunately the administration takes forever to solve any issues. If you are going to move in, make sure that they show you the apartment before, not any, but the one you are going to live in, since some are ADA and you don't know in advance like it happened to me. Also stay inside at least for 30-40 minutes to make sure that the AC works, I had a terrible experience when moving in.

There's dog poop everywhere, the front gate has been broken open for a month, there's constant car break in, our mail gets stolen out of the mail room, maintenance and repairs take forever, and when you call the front office they act like you're bothering them. The amenities are always not working.
