Review: Disappointing Experience at Dublin Square
My experience at Dublin Square was far from satisfactory, marred by a series of issues that have significantly detracted from the quality of life here. Despite the initial promise, the reality of residing in this complex has been overshadowed by numerous shortcomings.
One of the most glaring issues is the inadequate exterior lighting and lack of security measures, leaving residents feeling vulnerable and unsafe. Coupled with poor exterior...
cleanliness and the overall maintenance of the premises, fall short of acceptable standards.
The management's failure to prioritize resident satisfaction is evident in various aspects. Renewal rates are unreasonably high compared to new lease rates, and there is a distinct lack of effort to accommodate residents' concerns. Passive-aggressive emails and an adversarial posture towards residents further exacerbate the situation. Total lack of effort on their part to create a positive community spirit of any kind.
Communication with management is another significant challenge, with slow and often non-existent responses to emails.
Furthermore, the forced Xiber Internet Service, with its questionable security and reliability, is an unwelcome imposition, especially considering its recurring cost of $60 per month. The lack of options for choosing utilities suppliers, coupled with inconsistent and exorbitant costs under PEM's utility reseller contract, only adds to the frustration.
Also, something to note is the lack of ventilation in the bathroom leading to reoccurring black mold issues—a possible serious hazard to your well-being unless you constantly keep up with it.
In conclusion, my experience at Dublin Square has been defined by disappointment and frustration. The management's failure to address these issues in a timely and satisfactory manner has eroded trust and confidence in their ability to provide a conducive living environment.
I strongly urge anyone contemplating moving here to read the reviews from only the past two years since Birge & Held purchased the property. Beware of the positive reviews and carefully read the negative ones for recurring problems.
As such, I cannot recommend this complex to prospective tenants.

No Bueno

You’ll pay over $300 for electric and water in winter months in a one bedroom apartment. There’s constant car break ins going on with limited external cameras facing the parking lots. Xiber “fiber” internet is forced upon every resident for $60 a month. A new valet trash service has been added to increase rent prices. The walls are paper thin, I can the people above me when they are having a conversation. Do not recommend.

Stay Away if you can! and beware of Paid 5* reviews

Staff :
Unfriendly staff are bringing bad reputation to an otherwise decent apartment complex. Staff will outright lie to you and go back on their promises and commitments. Before you move in, have everything in writing by a senior manager because staff will simply feign ignorance on what they committed. They have not given me the promised referral bonus and they say that this is because of staff changes. They again miscommunicated (not sure if deliberate) about terms of breaking the lease which...
made me have to pay an extra month of rent.

Amenities:
The gym equipment has not been fixed for over a year. The pool tables are in disarray with no maintenance done on them. There are never any coffee cups when you need them.

Maintenance:
It was atrocious when we moved in. Another friend who lived here had their dishwasher broken and the staff didn't do anything for about a month later. BUT it has improved a lot now that they got a handle on the situation. The maintenance folk are really good and fast.

Forced Fees:
You cant opt out of their default internet provider Xiber ($60 per month). Xiber internet is bad and cant handle two work from home adults and their devices.
You are forced into using utilities from PEM and PEM charges are outrageous to say the least.
You are also forced to pay for Trash valet service ($35 per month)
Other maintenance fees add up to $50 per month although as stated above, they don't seem to fix anything in the gym.

So, whatever "Rent" they are advertising online, add ~$145 to it every month. Talk about false advertising!

Stay away if you can.

Avoid Birge and Held

Hidden fees for maintenance, pest control, force placed Xiber fake fiber internet that is spotty and lacks security. Maitenance of property for that fee is sketch. Breezeways filthy walls dirty. Nothing has been powerwashed in over 2 years. No landscaping to speak of. They offer limited amounts of coffee cups and are constantly running out. They charge you to replace a light bulb with 10 foot ceilings you can't reach, or offer you a ladder to do it yourself. No upkeep on HVAC systems.... Outsource electric and water through PEM you pay for the facility water and electricity too. Bills for a 2br are rarely under 300.00 per month. The office never answers the phone. They send misspelled passive aggressive emails to residents. The new parking passes are equivalent of a 2nd grade art project cut and laminated complete with a handwritten number and don't even stick to your car window but are supposed to be displayed to prevent towing.

Do NOT live here!!

I understand the current economic environment doesn't allow a Company to hire A players anymore, but this property management team fails at everything except for selling future tenants on signing a lease. Noisy neighbors are a problem here because the floors magnify the sounds of upstairs neighbors. Management has not corrected the problem for six months.

Property management is not forthcoming with important information related to the property. I witnessed the clubhouse getting broken into a...
couple of months ago. I asked management about it and they first pretended it never occurred.

Amenities, per the lease, are to be available 24/7. You will not get coffee most of the time and workouts are only allowed when workers arrive each day up until 10 pm.

Theft rings have settled into the community. Almost every other day a crime occurs i.e. cars get hit in the parking lot, vandalism, car theft (too many to count and some at gun point), car breakins, tire theft, clubhouse break-in. Management says they can't/ (won't) do anything.

Use discretion when contemplating signing a lease here.
