How Is This Rating Determined?

Designed poorly

Every 2 units have a shared HVAC so when the neighbors smoke illicit substances it vents into your unit. I've had problems with this over multiple neighbors for years. The circuit breaker setup is also a joke and often overloads, as the daughter of an electrical engineer I can see this clearly, and also sent this to electricians I know and had comments on this from them and the former main maintenance keeper.

The unit I'm in has actually settled unevenly on its foundation and has both caused...
my main door to have a gap that can't be fixed with insulation and caused my heating bill to be insane each winter month for years and my screen door to always be terrible despite tons of maintence calls. Same for every unit on my block.

dangerous place to live

My family and I loved to this apartment after being told there is security on the premises, but there is not. In the one year we lived here, our car was broken into 6 times and an armed man tried breaking into our town home at 2 am. I filled police reports for these incidents and reported them to the office but they did not care. Also my apartment was infested with wasps that were entering through the air vent and it took management over a month to get an exterminator out to take care of this.... This entire time I had to live elsewhere and they did not accommodate any arrangements for that. I also had to continue paying my rent at this time. It is a very unsafe place to live. There was a kid wandering around naked and the front office refused to call the police to notify them of it because the manager didn’t want his name attached to the report. Seriously stay away.

Choose a different place

Since we’ve lived here our garage was broken into and multiple items were stolen. My husbands car was also broken into. If you tell the office staff of any problems they just blame it on the community next door. The trash area is always over flowing and disgusting trash laying everywhere. The townhomes themselves are decent but crime runs through here bad. Wish we would’ve picked a different place. No one follows the speed limit , almost get hit by a car weekly.

Don't be fooled

As a former resident, I can assure you that the "positive reviews" featured on this, and many other sites, were because of a lease incentive that was offered to the residents. (A month's free rent was offered to anyone giving a positive review). This was in an attempt to improve the reputation of the community and of the property management team who took over last September.
Management made all sorts of promises when they took over to improve the community and do better than the previous team....
I saw no improvement. Conveniently, it also obscured the double homicide that took place *on the property. (They will insist that it was the neighboring property, which it technically is. However, for where I lived it was nearly next door.) Rather than address their tenants' security concerns, they came out with the lease-incentive contest the same day.

The community is plagued not only by crime but also people who are not respectful of community rules or property. While living there, my dog was attacked by a neighbor's dog who was let out unsupervised. The owner's were not only negligent in supervising their pet, but also in cleaning up after him. They're not the only ones. The common areas are overrun by people who don't pick up after their pets and by a dumpster that is nearly always overflowing. Be careful driving through the neighborhood as everyone disregards the posted speed signs and good luck finding parking in front of your own unit. Though property management sends periodic emails reminding residents of the rules, good luck getting them to enforce any.

Also, good luck getting out of your lease! Prior to closing on my new home, I informed the property team that I would be moving out and gave my 60-days notice. Because my (1-year) lease expired approximately 45-days into my 60-day notice, they insisted that I pay for a full month over the expiration of my lease, and then increased my rent for that month, even though I no longer even lived there. (I had, in-fact, already moved into my new home). In addition to charging me the rent, utility companies that I had shut off service for are now contacting me because the property insists I was still responsible for the utilities, despite the fact that I had moved out.

Though they are relatively new units, they are not well-made and I had frequent maintenance issues. In hindsight, I wish I had kept looking and seen the property for what it is.

Horrible

As some others have mentioned please do not be fooled by these positive reviews. Things have gotten slightly better since new ownership has taken over. However since then I've complained about a mouse issue not one but TWICE. All management feels is needed is laying traps. I for sure know I am not the only unit going through this as maintenance confirmed the back units are as well. The rental rates are extremely expensive to not feel comfortable in your own home. I will be taking further action... because nothing has really been done to rectify my concerns.
