How Is This Rating Determined?

Unsecured and unkept

Lived at apartment for more than half a year. Among other issues: Packages can and will get stolen unless you live in the main building where they actually have cameras. The main building is also the one that's nominally the most well kept as that's where the office manager works. They provide no direction on addressing packages there despite theoretically offering to hold them. The other two buildings do not. The front office is not proactive and will not provide updates on ongoing issues... unless contacted. On some days, both front office people will be out despite listed hours. There's a clear sign that they're not interested in their residents and their well being. Just their jobs that they know are fairly safe as long as the rents keep coming in.

Other typical stuff: Bugs will show up, occasional dog poop in green areas, neighbors might be heard from time to time. If you're in Building 99, the trains are lightly audible. The maintenance staff seem to do okay when prompted, but they can only do so much with what little they seem to be given.

On the upside, parking is relatively ample and it's not really monitored for pass holders or people double parking. It is also right next to the train station.

4 days in, but great so far!

Full disclosure, I've only lived here a few days. The review is only four stars because of that. Assuming things continue the way they are during my time here, this will change to 5 stars. I moved from out of state and had to handle everything online, without getting to view anything prior to moving in. The leasing office was exceptionally helpful in getting me set up and answering any questions I had. Move in day went smoothly and I LOVE the apartment. It is spacious, clean, and... everything works. The parking to date has been excellent as well, and there is even a cute creek behind the building. The little bit of the surrounding area I have been able to explore is lovely. The apartment complex is mostly clean and extremely quiet. One of my biggest fears was that people would be loud and making noise at all times of night, but, it has been quiet as a peep. I'm over the moon with the apartment. Maintenance staff seems friendly and knowledgeable. There's a small gym and laundry facilities in the building. I could not be happier. Thank you to everyone at Glen Manor who has helped me get moved in!

Look elsewhere

The best thing about this property is the quiet, the area is beautiful and the location is good.
The downside is racial disparities with renting apartments, non responsive and incompetent dishonest management on the property, shady dealings with rent payments and a tendency to try to keep your deposit when you move for no reason. They never answer the phones, are out of the office or ignore you if it’s anywhere before 5pm. The amenities are horrible for the price you pay. The ground floor...
smelled like a sewer for about 8 months before I moved out due to the leaking water heaters which would run down the entire hallway under the carpet, probably with mold under it and the carpet was never replaced. 3 owners in 1.5 years. You have to go to corporate to address anything because the management never resolved anything but they don’t want to give you the number. If you don’t pay attention, they will have you paying rent twice. Not worth the price. No elevators but about 42 steps to the 3rd floor. Maintenance unhappy and high turnover there as well. Washers and dryers always broke. Intercom system often broke. The gym is too small with a few pieces of equipment. Gym not accessible on the weekends but you pay to live there on the weekends. Look elsewhere. Poor signal in building for cell phones.

Not worth it

Have lived here for 7 years — which is roughly 4 too long. Multiple management changes — THREE in the past 18 months! — and nothing ever improves. Most recent team seems unfriendly and more interested in doing everything on the cheap rather than creating a comfortable environment. Rent too high — and goes up every year despite all the maintenance, utility, facility, and neighbor problems. Oh and the utility costs are out of your control because they use a “shared” cost plan. So you can’t manage... your own bill. Laundry room facilities are ALWAYS broken so you have to use an external laundromat. Trash pickup is sketchy. Snow removal is non-existent and, because of the hills, it may be impossible to actually get out of the parking lot to go to work. Our air conditioner has broken EVERY YEAR since we’ve been there. Usually on the hottest weekend of the year. This year maintenance didn’t bother to show up for two days — and that was ONLY AFTER we called them to follow-up on our service request. AND THEN told us we would be without The AC for an additional FOUR DAYS. Oh, but don’t expect a utility cost refund — that ain’t gonna happen. Most recently, they fired their entire team of maintenance guys and replaced them with one. One. And finally, the smell of pot (especially on the weekends) is UNGODLY. And the smell is not just in the halls — at times it is so strong that it gets into our apartment to the point we have to leave. because, in all honesty, your eyes water! My hand to God — it was SO BAD earlier this year that our cat actually got a contact high while we were our running errands. Just one of the many issues caused by a handful of awful neighbors who ruin things for everyone else. The same neighbors that leave used cat litter in the halls and parking lot and drop trash in front of the dumpster instead of burning a calorie to lift it into the dumpster. There are a lot of vacancies and it’s easy to understand why. It’s a beautiful location and convenient. When we first moved in, it seemed well-worth the high rent. Maybe the new management will eventually turn things around. But now...no, I don’t recommend it. Trust me, the beauty of the location stops at the front door. :(

Meh

Nice Apartments
High rent for area
You pay utilities ($100-150)
Area seems to be getting sketchy over the years
Neighbors aren’t too bad but have gotten worse over the last few years
Parking is OK between 11am-3pm then your screwed
Management changes every year but they aren’t bad when I’ve spoke with them
Maintenance is OK
Train noise can be loud at times
Seriously though if you have a night life especially on the weekends plan on struggling to find parking there are always 5-10 cars...
