Hard to beat, but not all it seems
Lived here for almost 4 years now. The craftsmanship on my unit wasn't great: sloppy repainting, badly aligned trim, poorly fit doors. If you're in building 2 and facing northeast, there's a train, and while the building definitely quiets it I've had some light sleepers awoken by it and it's a noticeable distraction. Building services have been hit and miss but are better now than over the pandemic. I rent a parking spot and a storage unit: the unit was vandalized by some kids but the apartments... were quick to respond and replace the lock. Rent has gone up a few hundred dollars since signing but not out of line with the market. They have a strict no-cannabis policy, which has hurt some friends with medical cards who visit.
Cons out of the way, let's talk pros:the open concept is fantastic, in unit laundry is amazing, spacious bedroom closet, dining area works very well as an office, balcony is big and along with the tall windows lets in a ton of light, bathtub is massive, staff are friendly and maintenance is very helpful, living area is great for entertaining and has space for guests to sleep... and that's just the building! The location is amazing, highly walkable for anything downtown and if you want to push yourself you could get to CVS, Giant, Wawa, etc. Spring City is across the bridge, there's a fantastic walking trail next to the river, and if you're driving there are tons of amazing restaurants both locally and a hop away in Phoenixville. It's a quick drive to King of Prussia for all the shopping you can handle, and finding a unit at this price in this condition with this much space is gonna be a challenge in this area. Also, Royersford has events in the park and a farmer's market every Saturday throughout the summer, and both are mere steps away!
I love this place despite its flaws, but it is important to know those flaws going in. Looking at what's on the market now, I'm glad I went with this unit. It's incredibly hard to find the same benefits on the market today, and I'm comfortable with the drawbacks. Take a tour and judge for yourself.
