How Is This Rating Determined?

Inept management, loud, stray cats, trains

The office staff here is terrible. They are impossible to get a hold of (always get their voicemails and they never return calls), and if you are lucky enough to get a hold of someone, they can rarely provide an answer. The community director also blatantly lied about an incident to try to cover up his own mistake with his boss -- and went as far as to send us a non-renewal notice for this year -- but I was able to produce the email chain that showed he was blatantly lying. At that point, they... quickly backtracked and the CEO offered us a renewal, but once again the front office staff would not answer our calls or return our emails, so we eventually moved. Aside from all of those issues, there are serious noise issues at all hours of the night. The place always smells strongly of smoke (both cigarettes and weed). It is overrun with stray cats (you will see at least 5 just walking to and from your car every single day). And it is right next to a train track. I can not say enough bad things about this place.

Best amenities, free electric car charging

I have lived in many apartments throughout philadelphia, this is by far the best place I have ever lived. If you own an electric car just move here. The amenities such as the two dog parks, pool, tennis court and playground are something you cannot find unless you're far out into the suburbs. The business office and maintenance are the best at fix any problems incredibly quick and are all super nice. They keep this place very clean except the dumpsters do overflow by Sunday night. Some... apartments are close to the railroad track so just keep that in mind it can get noisy when they pass by but it's not that often. Really close to 76 and 95.

Absurd Inspection Schedule

I’ve been trying to hold back writing review for this place for a while, but this time I could no longer do:
- We moved in 3 months ago, and the whole process could have been much more bearable if I wasn’t working with a somewhat irresponsible leasing agent. Most of the time I called her to follow up with information she promised to deliver, she’s never around. I had to constantly repeat my situation every time I called because it’s always a different person working with me. Needless to say,...
that agent is no longer with the complex.
- And this is the issue that triggered me to write this review: this complex has an absolutely absurd schedule for inspection! They will have to enter your unit EVERY MONTH to do inspections. I understand that apartment complexes have to ensure they follow state regulations and policies, hence inspection; but forcing themselves into residents’ units every single month for items such as sprinklers, smoke detectors, windows, etc. is completely unreasonable as all of that can be inspected all at once. It’s hard for me to explain how it’s almost intrusive for them to do so and I have to start questioning if my privacy is being violated. It’ll make it harder for pet owners to arrange pet care as they don’t normally give much advance notice either. We have two pets and have to brace ourselves every month for an inspection to come.
- Minor details to top it off: I spoke with the Community Director once on the phone. He mispronounced my name wrong, and I corrected him and he did not apologize nor he tried to be sympathetic about it. Professionalism and customer service are none.
Please consider these factors in my review if you’re thinking of finding a home at this complex.

Worst apartment I have ever lived in.

We have lived in the enclaves at packer park for less then 4 months it takes days of calling maintenance for anything to get fixed. We have had water coming into our apartment for 4 days and they are yet to get it fixed and just tell us after “finding” the issue yesterday (I had to point out that the wall was wet and the basic boards are warping) when I had to call corporate multiple times the property manager showed up. A contractor is coming today but it’s after 2:30 pm no one has arrived and... they still can give us no time frame. No one should live in this place it’s one problem after another.

Apartment Smells Like a Casino Bar

If you are not a smoker, you will not like living here. If you happen to have a neighbor that smokes, that neighbor can wreak havoc on everyone in the building. You smell the smoke in the hall ways and in your unit. I live on the 3rd floor and my smoking neighbor lives on the first. I smell his cigarette smoke all the way up in my unit. In the closet, every where. My neighbors below on the second floor and next to the smoker has smoke going into their units. Management is extremely slow to act... and defends the right of the smoker to smoke. They do not defend your right to enjoy your unit. Management advocates for the "right" of the smoker to smoke in their unit. The property manager is useless.
