How Is This Rating Determined?

Just don’t!

DO NOT APPLY ONLINE!!! I applied 2 months ago and went the following morning to secure. I did not have my co applicant fill info online but she went with me in the office to secure. We found that one apartment offered was already leased ( the person working had to call the manager to confirm) and the other had pest control issues. I was told by Kristin she would let me know if they could get another apartment ready, called me and told me they would send me a refund (I have vm proof) within 30... days and it has now been almost 2 months and no refund of the $200 admin fee for an apartment I held less than 24 hours. I have spoken to multiple people (I have a call log of over 17 calls back and forth) and they have all tried to say I was denied even though I would have been approved if they had what they said was available and my co-signer applied. I have been told 3 times I would get a refund and nothing has arrived and when I call I am ignored or lied to. I have a voicemail from Kristin saying I would get the refund, told a month later by Jasmine or Kristin that they would contact the manager to get the check sent, then informed by Ashley 2 weeks ago that she would send after being on hold for 12 minutes for her to listen to phone call recordings. I have also contacted corporate 3 times with no response. If they treat you this way when applying imagine how they treat you as a paying resident locked in. Horrible horrible communication and response.

It's a disaster

You want your car towed in the middle of the night? Wanna smell weed in your apartment 24-7? Want your vehicles windows busted out or your catalytic converter stolen?

This is your place!!!

Want AC? Want a power bill under $500? Want water? You want a roof that doesn't leak?

This place isn't for you.

Poorly managed, no uodating

I just moved out, thankfully to a cleaner, more updated complex where management takes care of issues immediately PLUS the rental is bigger and less expensive! The Reserve slapped me with $400 move out fees for utilities and”service” costs. Beware… there was a shooting 2 weeks before I moved out.. My carpet was not tacked down, old and stinky, stains on all the countertops, and both toilets loose on the floor.

Once amazing - Now drug-filled Dump.

I once spent a year here at the age of 20. It was an amazing place with beyond-professional staff. I could think of nowhere else to go when I was hunting for an apartment again.
Unfortunately the complex is now run by less than professional folk. Your requests and communication with the front office will be deleted or ignored. Upon move-in your apartment may or may not be barely livable with clogged ventilation and no heat or cooling in the middle of South Carolina Summers. They will promptly...
fix this a month later.
Your rent will be around $200 more than quoted. Fees around every corner.
You will be lucky if there's not a neighbor with a red bulb and late night visitors who cause the entire building to smell of dope.

Save yourself some grief and look elsewhere.

Run down, dated and disgusting.

I lived there for two years and the whole time the fan for the AC coils in the air handler would randomly stop working. This would ice up the coils and the unit outside would run indefinitely making my power bill skyrocket while not cooling or even heating the apartment. I had maintenance come up 6 times to "fix" it, but it kept happening. The ancient AC unit needed replaced. I complained about the high power bills but they didn't seem to care. My 760 sq. foot apartment electric bill was running... me more than my last house that was 2900 sq foot!

-There is a HUGE roach problem, I had to spray my apartment monthly.

-I had to move in quickly as soon as the unit was available, and the unit they gave me was nowhere near as nice as the empty one they showed me. Painted Formica countertops, moldy stained trim, REALLY filthy carpet, overspray all over the ceiling etc. Classic bait and switch.

-There was a strong mold/mildew smell everytime the HVAC turned on. I had sinus problems the whole time I was there, moved out and it went away.

-All of the big bushes around my apartment were DEAD, for two years they did nothing.

-Valet garbage pickup is mandatory and they upped the rate to $35 a month. Misc other monthly fees and charges really added up, beware!

-They will jack your rent WAY up after your lease runs out, and if you have to leave before your lease is up they want a 60 day notice PLUS 2 full months rent, or they will report you to a credit agency. They made that clear.

The only positive thing about this apartment community is the residents are very nice.
Do yourself a favor and take a pass on this one, the only reason people live there is the location.

According to our records, our maintenance team responded to each request for service in a... timely manner and worked diligently until your AC was working correctly with no further complaints. We are sorry you experienced an issue with pests. While we never received a request for service regarding your home, we happily offer pest control to our residents upon request and regularly service our entire community. We encourage future residents to view their apartments before move-in to ensure they are happy with the state of their home. We were not made aware you found elements of your home unsatisfactory at that time. Upon move-out, the carpet in your home went through our standard cleaning process as it was deemed to be in good condition. The fee for our trash service has not changed, only how that charge appears on your statement. The fees associated with leasing our homes are clearly explained in our leasing agreement, and we are always happy to discuss the costs associated with renting at The Reserve at Mill Landing. When the terms of our leasing agreement regarding written notice and early termination are violated we must pursue the proper action to ensure the agreed upon terms are honored. We are sorry for any inconvenience this has caused, and would be happy to discuss these issues further if you visit the office or call (803) 996-2500.
