How Is This Rating Determined?

Not a good value

I've lived here for over a year, and I was curious to see what they're charging for a 1br. It is absolutely ridiculous given the general state of the complex. There is nothing about this place that makes it worth the price. You can easily find an apartment with more square footage and better amenities elsewhere.

Management is grossly incompetent and nearly impossible to get in touch with. I could go on for days, but the worst example is when squatters were inhabiting an abandoned unit from...
about May/June-August of 2021. They did absolutely nothing to get them out or ensure the safety of the other residents. Multiple neighbors submitted footage to management and the police of them stealing packages and unloading (presumably) stolen goods from Uhauls in the middle of the night. They only did something about it after several altercations where the police were involved. Afterwards, they failed to properly secure the apartment, so they kept coming back.

Other minuses: The building by the pool has a German roach infestation, and many of the units have almost no natural lighting. The only plus sides are that management stays out of your hair, the neighbors are nice, and maintenance is actually pretty responsive to requests.

Lovely place

I'm a previous home owner, residential property manager, and multi-family complex real estate investor but I haven't lived in an apartment myself in so long I can't even remember. As a new graduate school student, District 53 is an excellent property for it's price, location, and incredible amenities. Based on my experience so far, I've been nothing but extremely impressed and happy with my decision -- and it started with first contact when I was shopping property options. This is an older... complex but has charm and is very well maintained. It has incredible amenities and a fantastic property management team. The maintenance team is wonderful as well; any issue I've had has been quickly resolved. No apartment complex or home is without issues at times, but if the service and upkeep continues as it has been I will not be regretting my decision to live here during my graduate school studies.

District 53

The most quite apartment I have ever lived in. Walls are super thick and I have never heard my neighbors. Office staff is very friendly. Great location with walking distance to awesome bars, restaurants, vintage stores, coffee shops (Epoch and Flightpath). Really friendly community with reasonable rents for the Hyde Park area. I highly reccomend District 53!
