How Is This Rating Determined?

Lease at your own risk

This property has drastically declined since moving here two years ago. Most recent event, somewhere between 8PM July 26 and 8AM July 27, 30+ vehicles were broken into in the gated “secure” parking garage, some directly in front of the cameras.

The elevators are consistently being serviced and can be non-functional for months at a time. The leasing office could not be more unprofessional when handling escalated situations.

They also flag and remove negative reviews to create a false image of...
reality living here. Lease at your own risk.

DO NOT LIVE HERE!

Elevators are constantly down and cars get broken into every week. Management could care less.

There are many other apartments to choose from in the area that prioritize tenant safety and are nicer.

Better options elsewhere

Crime, poor maintenance and underinvestment

The ugly : lots of crime here including a break in an apartment broken into and an assault, car break ins , stolen packages , vandalism. Masked intruders seen roaming the garage at night. Broken and unsecured security doors , poor security. The bad : elevators always broken , ugly new floors, roaches and ants, management doesn’t respond to complaints and requests or sent to care . Parking difficult sometimes . The good: responsive maintenance ,...

Awful. Do not live here.

If I could give this place 0 stars, or negative stars, I absolutely would. This complex is terrible and management does not care about their residents AT ALL. There are 3 elevators for the complex (2 side by sides and 1 standalone), and both of the side by side elevators were broken at least 75% of my lease term (~14 months). The remaining elevator also was broken most of the time I lived here, which left everyone without a working elevator. If I had lived on a lower floor then it might’ve been... more manageable, but living on just the 5th floor made it a huge inconvenience. Management always had the same cut and paste response of “we’re trying, so sorry” and that was it. Even when supposedly it led back to one singular guy kicking in the elevator panels (which was one way that they would break), it took management 6 months to finally look at installing cameras to deter him. The aesthetics are ok at best, it’s an older building and it’s starting to show. Parking is a nightmare anytime there’s an event at the AAC, which is pretty often, because management lets everyone bring in their friends to park for the events. To top off my truly wonderful living experience, we consistently had cockroaches. Sometimes even falling from the CEILING FAN into the apartment. Pest control came out at least 20 times due to the 20+ instances we had in the apartment. They taped extra around pipes, sprayed, and put out traps, but aside from that their “hands were tied”. We also brought the issue to the attention of management and they tried to tell us that we were incorrect, belittled us for the issue, and said that it was “rainy season” so we basically needed to just suck it up. Last time we checked, “rainy season” isn’t year round. It was just a “coincidence” that this only has ever happened to us at Moda, even though we lived in 4 other apartment complexes previously (varying between Uptown and Victory Park/ Harwood), and had NEVER had an issue with pests. Thankfully we got out of here and are fully moved out, although management decided to try and charge us for the entirety of the last month instead of prorate it as they’re supposed to. Anyways, if you’re interested in living at Moda, don’t do it. The prices are cheap for a reason. It seems like a dream come true, but to quote taylor swift, it’s a nightmare dressed like a daydream.

Not worth it

I genuinely could not have had a worse experience living here. I have a move-out scheduled this weekend (because I've been priced out of living here after 2 years), but both freight elevators are broken and the office won't pay for movers or help me in any way. I am recovering from knee surgery and cannot move an apartment down 6 flights of stairs (they told me I could hire movers myself). They told me I am not able to move out using the only operating elevator at the moment, the lobby elevator,... because it cannot handle the weight of furniture. They told me all I could do was to continue to live here and pay rent for each day I'm here until the elevator is fixed, but in the past it has taken literally months and months to be fixed. I have already picked up the keys for my new apartment It should not be my responsibility to be out so much money because they cannot buy an operating elevator. I have taken off work, paid for a Uhaul, scheduled my energy and wifi to be shut off already because I am supposed to be out in 2 days. I work from home and literally will not be able to perform my job. In my 2 years of living here, the elevators have been down at least multiple times every week. In 2021, the lobby elevator was down for 5 months, from April to August. In 2022, the lobby elevator was down for another entire 4 months. At one point, every single elevator in the building was broken and I was in a wheelchair, due to a car accident, living on the 6th floor. You cannot rely on the elevators at all, so if you have any mobility issues you've seriously got to live on the 2nd floor because it's an every day issue where the elevators break. If there was an emergency I would've had no way to leave my floor. While I was in the wheelchair unable to use my legs, the office told me that all I could do is move out of my apartment to an apartment on a lower level and pay increased rent a deposit fee. There is constantly dried dog pee all over the tile on my floor. Owners fully let their dogs pee everywhere in this building even on the carpeted hallways. My fridge has broken down 3 times while I've lived here, and one of the times I called and emailed for 2 days until I got a response. I begged the office to replace my fridge because it's an ongoing issue, but all they offered was a $50 gift card to replace an entirely full fridge and freezer of spoiled food.
