How Is This Rating Determined?

A nice apartment for a decent price with one huge drawback

The drawback is crime, specifically auto theft. It seems like every week someone has their cars broken into, tires stolen, or some other incident. We've had armed carjackings as well. And management's response has been suboptimal at best. I don't typically leave reviews for this sort of thing, and I am a lot more forgiving toward management than other residents here, but it's been really disappointing how they've responded to the crime issues, which seem to be getting worse.

I should also note...
that after a recent incident, the email they sent to residents was woefully inadequate, and included a frankly condescending note that said, and I quote, "as a gentle reminder, always keep doors and windows locked and be aware of your surroundings...As you can appreciate, no one can ensure your personal safety." There was nothing in the email about what management was doing to try to prevent this in the future (in this case, a guest had all their tires stolen). I do wish the apartment showed more empathy about this sort of thing and put in more of an effort around trying to improve security.

You get what you pay for! And you'll hear footsteps all day

There’s a reason the rates are lower than other places around. Always maintenance issues that only get bandaid fixes. Older building that you can tell needs TLC. Going through lease renewals is a pain and goes through a corporate office that doesn’t care about the issues you have here (leaks, compressors, etc.). Unethical approaches for the corporate leasing office that can't even easily transfer you to a management team.
Love hearing your upstairs neighbor? Great! They installed hard surface...
throughout that has no insulation so unless you're on the top floor, you'll always know where your upstairs neighbor is in their apartment.
The Reserve service and leasing teams themselves are really nice. But everything after you move is a total mess and there is no urgency by Equity or the GM to actually make this place better.

Bugs, Noise, Mismanagement

I am a current resident at the Reserve and live in a first floor "renovated" apartment. Despite me never never writing an apartment review before, I feel compelled to warn people to not rent here. My experience has been completely horrible. First of all, the pictures online are generous and entirely misleading - they're definitely mostly cardstock. The renovated units are barely upgraded - in fact, they only tiled half the kitchen! So the half of the entire kitchen has no tile. Secondly, this... community is made out of wood, not concrete (coding / building requirements) so you can hear EVERYTHING. Dogs barking, neighbors stomping, babies crying, everything. And lastly, the amount of bugs coming into my apartment on a daily basis is grotesque. And I don't mean small spiders or the occasional fruit fly. Huge beetles, cockroaches, massive 100 leg centipedes. Management keeps sending "pest control", as if that permanently rectifies the situation. Not only have the bugs not stopped, now they're also dead and trapped in these cheap sticky traps. It's horrible. Please take your money and rent somewhere else. The only reason I am still living here is because they told me ID HAVE TO PAY (ALOT) TO MOVE OUT, for their issue. It's honestly disgusting living here. When I leave I may call Alexandria Health Department and file a complaint. Terrible.

The Worst and not worth the Money

I wish there was 0 rating. i was the first to move here during the pandemic
literally one of the worst places i lived in. low quality i can hear everything (Cheap walls, i can hear the AC vents cracking all night), code violations, my car got broken in like 3 times. don't get me started on the mail... no mail room, multiple mail theft incidents. lost almost 300 dollars worth of deliveries. Also, good luck finding your apartment, or order food deliveries NIGHTMAAAAARRREEEE!!!!!!!!! no apartment...
plan signage for hallway guidance. Garage is the worst garage on earth. structure is falling apart, they recently changing all structure beams. My upstairs neighbor had an illegal window ac in the balcony and it destroyed my patio furniture with water and when i reported no one cared. i literally had to yell at the guy to stop.
The biggest rodent and roaches on a weekly basis they keep saying they will change the company but it never happens. literally not worth the money, just look down the road for something better.

Worst living experience I’ve ever had

I wouldn’t live here again if my life depended on it. The apartment was disgusting when we moved in and they didn’t do anything about it besides send someone to pour bleach in the washing machine that had built up detergent and used dirty socks in it. I had to move back to North Carolina for a couple weeks until they found a good scratch and dent washing machine to replace mine because I had to go to the doctor because their appliances were so dirty that my skin broke out after using it to wash... my clothes. My oven came with some nice crusty left over food too. My dog got attacked at the dog park and they did nothing other than tell the guy he can’t bring that specific dog back but any other dog he was fine to bring. Our apartment flooded and ruined hundreds of dollars worth of stuff and they told us to expect it to happen since we live on the first floor whenever people pour grease down the drains it backs them up and everyone’s waste water would flood in through my garbage disposal and fill up my sink & kitchen. How lovely. They didn’t apologize or offer to replace anything, they didn’t even help clean up all the water all over the apartment. The gates are always broken, one time a gate even broke while I was driving through it and it damaged my vehicle. I could go on about the awful things that have happened here in the past 11 months but unless you like seeing dog poop on the sidewalk and used tampons on park benches this isn’t the place for you. I think the inside of an amusement park trash can would be a cleaner place than this property is.
