Cheap Renovations and Bad Management

Renovations are falling apart as I speak. After 10 months of living here the garage is still unsecured. The concierge is not available 24/7 as advertised - in fact, they will not open the door for tenants and watch you fumble for your keys for minutes before they open the door. The elevators are constantly out of service. Check Google reviews!!

Property Manager at Cortland Arlington responded to this review

Hello,

Thank you for sharing your detailed feedback. We are deeply disappointed to hear that your experience in our community left this impression, and we would like to address your concerns.

Concerning the elevators, we strive to minimize...
disruptions and coordinate with contractors to ensure resident convenience. In this case, we hope to have two elevators working again by the end of this month. Parts for the elevator were ordered a while back, as communicated to you and your neighbors a few weeks ago. Unfortunately, these things take time, and we are extremely grateful you have been patient with us.

We have been requested by the mass majority of residents to leave the entry door locked for 24/7. In order to ensure that you are a resident, and to aid to the safety of the community, you must use your FOB. If you do not have it, it will take about 60 seconds for the app to connect to the door to unlock the door.

If there’s anything further, we can assist with, please don’t hesitate to contact us at arlington@cortland.com.

The worst eperience I've ever had

I would not recommend to move to Cortland Arlington to others.

The renovations are poorly executed and the entire building is full of cheap fixes - lifts: one working out of 3 with the Metroline effect during office hours, hallways, pool area and bar - including units.

Additionally, the community management is constantly beyond delusional with poor communication and ridiculous event management.

The parking garage door has been broken since I moved in (October 2024) and has yet to be...
repaired - with management constantly postponing the end date.

In my apt, the old windows - not replaced during renovation - let air blow through, significantly increasing the energy needed to heat the apartment - and by extension, the cost.

The front desk - concierge - is often left unattended even during regular business hours. Packages are left out on the desk, with no one collecting or storing them securely, creating unnecessary risks for lost or stolen deliveries.

The building also falls short in terms of amenities. The BBQ area is not separated by the pool, hence opened only when the pool is - 3 months per year - and the gym seems designed more for appearances than practicality.

Overall, it’s clear that residents are not a priority in this building. From sloppy renovations to unreliable services and poorly considered amenities, living here has been a totally disappointing experience.

Disappointing. Old building that looks new with old building problems. Noisy. Unfulfilled promises. No accountability.

When we moved into this building, it was still under construction. We knew that and we got a substantial reduction in rent which made it totally okay. However, the construction was not finished in the 3 months they had initially promised. It took an additional 3 months of all day long construction noise and unfinished amenities and lobbies, at which point, we were paying full rent. Since the beginning of this year, the construction has been wrapped up. Yet, severe issues remain that seem to be... permanent. Thus, I feel compelled to write a review.

Noise:
The building is old, it was renovated to look nice, but it’s a facade. Windows are old so you hear the street noise loud and clear. Our apartment has a trash chute that runs right by our bedside wall and is freaking loud. It doesn’t help that trash is thrown down in the middle of the night, yet a sign is all management can come up with to address this. The firehouse is one street over so sirens are a daily occurrence.

Garage:
The parking garage is sketch! It’s been, I kid you not, wide open since we moved here in July. The gate has been inoperable for the whole time except for one week. There’s been a few incidents where unauthorized people were seen in the garage. Management sends out an email every so often, promising a fix or informing residents about a new reason why the gates are broken. I have zero confidence that the gates will ever serve its purpose to secure the garage. In addition to that, the garage is dirty, multiple tenants have reported damaging their tires from screws and other debris lying around. But of course the monthly parking fee does not reflect all the shortcomings.

Elevators:
This building has three elevators. One of which has never been functional since moving here. The second one went out a couple weeks ago. We’re down to one elevator which every couple days has outages as well. This results in long wait times and packed elevator rides. I again, am very confident that neither of the two elevators will be fixed anytime soon as they’ve been unable/unwilling to fix the first one, aside from sending occasional update emails.

While there are some things I like about living here, the aforementioned issues overshadow any enjoyment one might have with this building.

Hello,

We regret to hear that your experience has fallen short of the one we strive to provide. While we understand your concerns, we want to assure you that we’re actively working to enhance the community. Additional fob readers will be installed...
in the garage during the first week of March, and we’ve hired overnight security for 30 days to patrol key areas. Our amenities include a 24/7 fitness center, sunroom lounge, and an outdoor pool that opens seasonally, with our final lobby lounge set to open on March 10th.

We appreciate your feedback and remain committed to improving your experience, so if there is ever anything we can do to turn it around into a more positive one, please feel welcome to reach out to us at arlington@cortland.com.

The renovation is still on-going hence, I will wait a bit before to provide a final customer review. When I signed the lease agreement I had a lot of expectations. Hope to see them accomplished.
