The classical revival-style school designed by famed Lynchburg architect Stanhope Johnson in 1921 had been vacant since its former occupant, the Virginia School of the Arts, closed in 2011.
The Garland Rodes Apartments now boast 30 apartments ranging from one-bedroom to two-bedroom and efficiencies. Beautiful 9-foot windows with breathtaking views of the city and mountains, original wood floors, and stunning modern touches adorn each apartment. We are in a great location next to Riverside Park, and only minutes from downtown Lynchburg and Boonsboro shopping and restaurants in the opposite direction.
Rent includes water, sewer, trash and one parking spot. All units are ready to be hooked up to Comcast, and only require a phone call to transfer AEP service into your name. Both of these services would be billed and paid separately through each service provider. We allow 2 pets per household 100 pounds combined and only require a one-time, non-refundable deposit fee of $300 per pet. Your security deposit could be $500 or equal to your first month’s rent depending on approval, and would be due, along with first month rent and utilities upon lease signing. We are able to prorate your first month if you do not move in on the 1st of the month, and that prorated rent would be paid the following month. There is a $50 non-refundable application fee per applicant.

How Is This Rating Determined?

It's beautiful but...

Obviously, it’s a gorgeous building, and depending on which unit you have, you have many windows and high ceilings.
But management isn’t great. Huge vacancy signs and a bank ad(?) on the side of the building bring down the class. Not to mention the parking lot desperately needs to be redone, they rarely clean the inside of the building, and people smoke weed regularly in the building.
This place IS beautiful, but with all the above mentioned and the price increases, it’s not worth it anymore....
Jay is great though. He always gets the maintenance requests done in a timely manner.

Looks like a giant yard sale is going on here

The management company has this building littered with large signs saying that they have vacancies. It's trashy looking. The tenants report constant flat tires from nails in the lot. Some tenants report no AC for months, no communication returned from management for months. This is not a quiet community; loud music can be heard blasting out of multiple apartments. There is no elevator, so climbing to the top floor with groceries is quite the work out, you will save on gym membership. The... people that live in this building do not socialize with each other. Past vendors have not been paid for work done here. Area around dumpsters is disgusting.

Filthy inside and poorly managed

Inside of building has not been cleaned since July. Filthy and littered with dead insects. No storage or amenities other than parking. Management is unresponsive to communications. Slow to respond to some maintenance issues. A food can and cardboard have been holding my kitchen plumbing out of the basement for months. Tenants also facing 33% rent increase when the lease expires and they go month to month.
