Be careful renting from Edgewood Park Apts

Management seemed to change in June 2023 where they are unreasonable to deal with. When I moved out, I had pre-move out walkthrough and a walkthrough on the day of. I was told I would only be charged for cleaning fees. Now, a few weeks after, I find out I was also assessed a repainting charge for $240 extra. They did not repaint my place before I moved in one year prior, and I kept the place very clean. They also did not fix several items and maintenance requests are fulfilled very slowly. I... went for 1.5+ months with no heat in cold weather after the heater unit short circuited out, and went for the last month without sufficient lighting downstairs due to the dining room light shorting out. If they were more reasonable and did not try to stick me with repainting fees, I would have paid the final move-out charges right away. I have contacted the Bellevue conflict resolution center agency for assistance with this matter. Be careful renting from this place - it is the worst place I have rented from and lived in.

Poor property with no maintenance at all. Don't move in and regret

I have been a resident for the past 12 months. Have had multiple maintainence issues which have taken more than a few months to even get someone. Even the maintainence staff is rude and did not even fix the apartment issues. Poorly maintained apartments and definitely regret moving in here. Moving out now. If there is an option to not move in here, I would highly recommend not moving in here and being peaceful elsewhere.

Appalling

It's a miserable experience to go to bed each night and wonder, "Will I be woken up tonight?" Unfortunately this was the case for my year at Edgewood.

We moved in November 2018, and quickly found that we'd be counting the days until we could move out, since early termination was more than two month's rent. The very first night, we discovered that you can hear every single footstep and sound of the unit above us. Every door closing, every drawer being shut, and every step taken. The floor would...
creak loudly and the fixtures would rattle with just normal footsteps. You could even hear, clearly, urine hitting the water of the toilet and the subsequent torrential flow of a toilet flush through the pipes in the thin walls.

With wall-sharing neighbors, you can hear them just as clearly, crying babies and all, but with the added bonus of smelling the food they were cooking.

So, in the late night hours when the people upstairs would carry on with music and partying, we were woken up every. single. night. White noise on full blast with earplugs and fans running didn't matter. The sounds were so deep that it would carry through the walls.

Management asked them to quiet down, sent notices, and went through the "proper channels" - but then we got a new property manager, and no documentation was apparently kept, so we had to start all over with the new one.

As we'd come to find out, the unit was renting on AirBnb and had a public listing, which explained the incessant partying and different set of people there for short term rentals. As the lease agreement states, simply being listed on AirBnb is a "material breach of contract" that would result in eviction - yet, after having discovered and brought it up in May (with consistent communication to the revolving door of management), we were still seeing new guests up until SEPTEMBER when the person leasing the unit simply agreed to not renew their lease.

But maybe you'll get lucky with your apartment. My experience is at a ground-level corner unit in the J building (beware). I'm sure the townhouses are great if you can get an end-unit. The second of 3 property managers even tried to rectify the situation by offering for us to move into one – for an increase of about $400 more per month in rent which was entirely infeasible.
