Corporate greed and cheap amenities

I have lived here 8 years and it has gotten worse and worse. The last two years especially and it longer feels like a home and no longer even feel welcomed.

This company is riddled with waste and greed and mismanagement that falls on the residents. From legal harassment to taking a deep toll on the mental health of my neighbors. The water comes from old unmaintained pipes and the amenities are not usable. I haven’t used the pool in 2 years due to low maintenance and never changing the water in...
both the pool and the hot tub. The walls in my apartment have black mold from water damage that were never fixed and it is forcing me to move out among many other issues.

If you listen to the earnings calls Avalon Bay communities you will quickly realize why we have a housing crisis in the US and especially in California. This will be my last year here and will be moving out. Not only do i not recommend this place but from my personal experience and digging into their corporate operations I would advise people to give their money somewhere else.

Don't let the nice photos fool you

Overpriced, falling apart. Maybe there was a time this place shined, but it's just a memory now.

Fix things after they break, no proactive maintenance unless it makes the building look more attractive to new renters (see new outside paint, oooooh). Every heat wave, a handful of tenants end up without AC, because half the units are from the 80s.

Other things that remind me of Avalon. German roaches, broken gates, leaf blown hallways, leaky roofs, peeling cabinet facades, sewage stink from the...
sinks, rusted dryer drums, car break ins, disappearing packages, revolving door office staff.

Office staff and maintenance are friendly, but Avalon itself is a mismanaged cash factory, squeezing the money out of it's properties at the expense of quality of life, and basic preventative maintenance.

Look elsewhere.

Far exceeded my expectations.

Living here is like living at a resort. Everyone who works here will go above and beyond to make sure your experience at Avalon is second to none.I especially appreciate that we have night security to give us that extra element of feeling secure while we sleep. I can't give this place enough stars because it deserves way more than 5.

Horrible Management

My Daughter is a new renter. Her rental started yesterday and we left Eugene,OR two days ago with the uhaul. She left at 6am yesterday morning but because of traffic & unforeseen stops & how SLOW UHauls are, we didn't get in till 3am this morning.

She tried calling the office ALL Day yesterday, no answer & left several messages to let them know we would be there today. No one bothered to call her back & no one ever told her they were closed on Sundays!

When we went & found the office closed...
today we called the main number & the maintenance number and every number we could find & NO ONE would help us! I even asked to speak to a manager & she couldn't help us because she was in another state & claimed to not have the building managers number. Everyone was very condescending!

They finally sent a Maintenance guy out just to tell us "sorry I can't let you in" to HER apartment that she has already signed the lease for & that she has already paid for!

We had the Uhaul out front & were supposed to return it today so I'm getting charged $50 for another day and now I have to pay for another night in a hotel (and decent hotels in this area are $300-$600 a night!).

I was finally able to talk to the maintenance Manager but he said he spoke with "Andrew" who is the manager apparently and "Andrew said to say his final decision is NO, they will have to come back tomorrow" but he refused to give me "Andrew"s number because "It's Andrews day off". Is "Andrew" going to pay for this hotel or for the uhaul? Doubtful!

It's HER APARTMENT! Her lease started YESTERDAY and they refuse to give her access to her own apartment! I kept being told "well she should've spoken with someone yesterday" WE TRIED! No one would ANSWER! If this is how this place runs its business then i don't know why ANYONE would want to rent from these incompetent, rude, arrogant people!

For Those Willing to Pay for the Term Luxury, Without Receiving Luxury

Lived here for many years at different times, and one thing is for certain, the price continues to rise as the facility and neighborhood declines. Witnessed a revolving door of tenants at one apartment whom all had the same complaint, yet the complaint was fixed; Avalon continued to give the apartment to new tenants, only to pretend like the complaints were a new issue. If you pay your rent on time, it doesn't matter, they'll still hike the price come renewal time. Many parts of the building are... easy for people to break-in, or just walk-in, without security or any scrutiny. The garage and surrounding areas are often messy, with stolen packages left in stairwells and cars put up on cinder blocks DURING THE DAY! They will show you the pool or the gym, but look closer and most of the sound equipment, fire places, and fitness equipment is broken or out-dated. They made a new rule that renting the bbq area would cost $100, I rented the bbq area for a party, and all the speakers were broken (They of course kept the $100) If you park in the Main garage on Angeleno, you will almost always be rubber-necking around delivery trucks and Uhauls. Living here is a nightmare, but being a prospective tenant you're treated like royalty. Do not fall for this pig with lipstick, for the lipstick itself is from the dollar store.
