Overpriced, Poor Quality, and Unsafe

As with any big corporate owned apartment complex, the property seems like a nice place at first. However, after 3 months of living here I can honestly say with my hand on the bible that this is a nightmare apartment facility. It must of been constructed on a shoestring budget using cheap materials. Walls are paper thin. You can constantly hear doors slamming all day long from other units, but because of the cheap paper thin walls, you can also hear conversations of your neighbors. The fixtures... and amenities are cheap cheap cheap! Every time I turn on a faucet or close a cabinet it is in risk of breaking.
The office staff is nice and helpful but obviously slaves of the big corporate ownership and must follow all of their ridiculous policies no matter how inconvenient or insulting it is to the residents. During one month here it was a national holiday and I assumed I had an extra day to pay my rent. I assumed wrong. The management proceeded to publicly humiliate me by posting a big sign on my door notifying me that my rent was late. A very humiliating thing to do to a grown adult. A phone call or email would of been much more professional and appropriate.
The most critical issue here is the fact that the apartment complex is situated across from a park which seems nice during the daytime. Unfortunately, this park is a favorite for many local homeless people and drug addicts. These transients tend to make their way onto the apartment property at night time. A few times I have come out of my apartment in the morning to finding a homeless person sleeping on my patio. The underground garage is only secure about 50% of the time due to the cheap gate that was installed. It breaks down on a weekly basis. Not only are these big security and safety issues, but for the outrageous rent that this complex charges, it is downright unacceptable! I will be making every attempt with legal counsel to break my lease here and put this place in my rearview mirror. Do not live here. Extremely overpriced and very cheap product with unsafe living conditions.

anyone, but to simply assist with gathering all monies due in a timely manner. We would love the opportunity to improve your residency, and I will take your suggestion to call or email into consideration to include as a part of our collection efforts.

We take our resident's concerns very seriously and want to assure you that yours are being acknowledged. Yes, it is true that while living in an apartment community you may sometimes hear noise from your neighbors, whether through the floors themselves or by doors echoing if slammed, however, when this causes a disturbance to our residents, we do want the opportunity to help resolve these kinds of issues.

We do have Courtesy Patrol available after hours who do several random rounds on foot throughout the night, and also respond to any dispatch calls made by our residents. We have provided all of our Residents with the contact information for Courtesy Patrol and encourage everyone to report any suspicious activity, whether in the building or on your patio. Of course if you feel something illegal is happening in the park, we do encourage you to contact the local police.

We do understand that not everything is perfect and that sometimes, products will break. Please know that we strive to repair all items as quickly as possible and pride ourselves on keeping our residents informed if anything in the community is not working, or will be down for a short period of time. Again, we do apologize if the garage gate repair was an inconvenience to you during that time.

The Best Apartments Ever

I cannot express how much I love my new apartment. It is centrally located to all of my needs. The amenities are awesome and perfect for me and my family . I love our cozy building, the office staff is very friendly & professional. The apartment has everything we need, including appliances. I think this is by far the cleanest community in the valley. If you are considering leasing in Encino I highly recommend this building.The building is pet friendly and right across from a park. Honestly what... more can you ask for!

Great family friendly location; friendly neighbors not included

I'll start this off with the location. We love being right next to the park, where we take our dog and children out to play on the greens or in the playground area. It's a great spot with only mere walk to local eateries, markets, and coffee stands! We still feel safe if we have to take a late night walk, as it the area is properly lit with the occasional drifter lying around.

As for the apartment, I'll start with the amenities. Underground parking for 2 (tandeem), and access card only...
entrances make you feel that much safer. They use to leave the doors open during business hours, which at first seemed iffy but they've since locked the doors all day. The gym is nice and quiet. I've been there and all times during the week and it never reaches more than 2-3 other people at the same time. The looks (both inside and outside) are tastefully done, and once you walk in the complex it feels like a resort with the open air concept.

We enjoy the dual master floorplan, spacious living room and kitchen, with separated dining room enough to fit 4-6 people around the table. The included appliances are nice and energy efficient. The floors are a nice faux wood, but the construction could have done a better job insulating what separates the upstairs and downstairs neighbors. It is a consistent complaint across many tenants here that they can hear every footstep their upstairs neighbor makes. Then again, it's a common apartment living situation, where one just tend to void out the noises, while others insist there are giants living above them.

This brings me to management. They've done their best at separating the real disturbances vs. the complaints of first-time apartment dwellers, but have stated that if a neighbor complaints, they need to write it up and speak with you. It was out of hand when we first moved in, but I think the general consensus is that noise happens, disturbances (playing music or movies late at 2AM) shouldn't.

All in all, a good spot with amenities in and out of the complex itself, but if you don't mind footsteps, stick to the first floor. You'll avoid getting complaints in your voicemail and email inbox, and can live in peace.
