Bad construction and cockroaches

This is the worst building to live in. None of my concerns are ever addressed! the construction is terrible with THIN floor assemblies and EVERYTHING ABOVE YOU CAN BE HEARD! There is also a serious roach problem

noises. While it is impossible to ensure complete silence in a shared living environment, we firmly believe that excessive noise should not disrupt your living experience. Therefore, we kindly request that you reach out to the courtesy patrol if you are facing noise disturbances that go beyond normal living sounds or if there are excessively loud noises during quiet hours.

Regarding the roach issue you mentioned, we urge you to contact the leasing office to schedule a complimentary pest control treatment for your unit. This will allow us to promptly address the situation and provide you with the necessary assistance.

Worst Place to Live - Never Move here !

Poorly managed property and management is terrible. They also respond to these like they care publicly but the minute you raise an issue with them internally they wont do anything about it.

What more could you ask for?

I moved here a few months ago and have so far really enjoyed my time. You definitely get what you pay for!

The complex is virtually brand new and the units are super clean and beautiful. I'm really surprised by how quiet it is at night for the most part. I get great sleep here. Really nice hardwood floors, appliances in impeccable condition, functioning air conditioning, and in-unit washer and dryer. The complex amenities are awesome. Every day feels like a vacation. Not only because of the...
nice pool area, gym, sky deck and resident lounge but also because of the proximity to so many iconic Los Angeles spots.

Personally, I think this is one of the best locations in Los Angeles. You're super close to all the best neighborhoods in LA, including Chinatown, Arts District, Little Tokyo, DTLA and Echo Park. All those neighborhoods are accessible within a 5-20 min walk, which is insane. If you own a car, you'll love that this building is directly adjacent to both the 110 and 101 and can jump on in seconds, so you'll really cut down your commute time considerably. You can get to Pasadena in 10 minutes from here! If you ride public transit or don't have a car, this is probably the best possible location to live in LA. I own a car and I barely move it. Super close to Union Station. There are also bus stops directly outside the building. If you live on the A side of the complex, the security guard and leasing office are inside your lobby, which is awesome. They also have package storage, which is very convenient.

CONS: Ok, let's be straight up, living in this area is not for everyone. There is a homeless encampment directly outside the A building and to the side. If that bothers you, don't live here. In fact, most of DTLA has homeless encampments around, so don't live in DTLA if that triggers you.

I absolutely hate the trash "concierge" fee of $35. This only does more to attract mosquitos to our complex, because of the number of residents who leave their trash bags outside. The building smells like trash some nights.

This building nickels and dimes you for every replacement you need because they don't use regular keys. You have to pay a hefty fee to replace them if something happens. And it's not like you can just call a locksmith and get an instant replacement, you have to wait until the leasing office opens Mon-Fri to get a replacement.

Overall, however, the pros definitely outweigh the cons of living here.

Water leaking from the ceiling and Cockroaches come out

Even master room ceiling was repaired, water continues to leak, and cockroaches continue to appear even after exiting past control did treating them. Water kept leaking and cockroaches kept coming out, so I asked the manager for an early lease break, but we have to pay two months' rent as a penalty.

Cockroaches, poor construction and leaks

I absolutely do not recommend living in this apartment. Would you like the safe and clean place to live? Then this place is definitely not.
I'll let you know what was wrong with the LA plaza APT.
Since I moved to this place I have had so many bad experiences.
1. Master room bathroom wasn't cleaned properly.
2. The laundry machine is broken.
3. The dishwasher is broken.
4. The floor is filthy.
5. Master bathroom fan is out of order.
6. Guest bathroom fan keeps going on every 10 minutes with...
extremely loud sounds (I could not sleep).
7. Cockroaches came out of my unit.
8. Water leaked from the ceiling of the master room, and the dirty water got into my eyes and caused eye inflammation.
The parking lot and my unit are in a different building, so when I park and go to my unit building, I have to walk outside. There are many homeless people walking around in this area and of course! it is not safe. There are no security guards here. It scares me every time I walk home at night from the parking lot.
