How Is This Rating Determined?

DO NOT consider Avalon

If you want the worst living experience at sky high prices, Avalon is for you!

If you move here expect:

- Consistently disabled services at random times with at most 10 minutes of notice, usually an "emergency" water shutoff right when you're getting ready for work

- Regular false fire alarms lasting from 30 minutes to well over an hour, usually pulled by kids and encouraged by the on-site management staff.

- Unannounced tests of the alarm early in the morning, just to make sure you don't...
miss your alarm clock. Don't worry, the staff will lie your face about having notified you.

- No parking for you or your guests, if you aren't paying for enough spots then you're out of luck

- Revolving door of on-site management staff so the current staff can blame all problems on former employees, provide non-solutions to whatever problems arise, and repeat this process without having solved any issues over multiple years.

- Amenities galore but the moment your want to use it, they'll be renovating it! Don't worry, it will only take 3 weeks AND an additional week sometime later because things weren't done right in the first place.

- No considerations for security or safety at all. If you live hear, you can be sure that anyone who wants to vandalize property or break into your car will start at Avalon first.

- Maintenance would be the only passable facet of living at Avalon, except you'll never get anything fixed on the first call. Every corner of this complex is slowly falling apart so don't expect anything to be diagnosed or fixed the first time around.


As a better alternative to paying Avalon to actively hate waking up every day, you can get a rather large cardboard box at Lowe's which if setup just behind the complex will get you all the same "amenities" and quality of living without setting money on fire.

They don’t care about their costumers

We have been here for a few months now and haven’t been able to sleep, have sent multiple videos to leasing office and they won’t do anything about it. Walls are so thin and when you’re unlucky and live under or next to a loud neighbor there’s nothing you can do. They don’t accept your complains. Worst place we have lived in. We end up sleeping in our cars many nights that the rattling from the stomping just won’t stop.

Worst place we have ever lived

This is by far the worst place we have ever lived ... they will show you nice buildings once you move in but it’s very dirty -no one cleans up after their pets, cars are broken into so make sure you don’t leave anything in your car and the staff is extremely rude after your 30 days of moving in. They will also take your entire deposit so don’t even bother cleaning up once you leave this dump.

Great Place to Live but Expect to Pay for it

Avalon: Simi Valley is truly the best overall apartment complex in Simi Valley. As a single bedroom renter I can say having a walk in laundry room and a large garage attached to the building is not easy to find. Management and maintenance is easily accessible and they'll replace/repair just about anything very quickly. The complex seems very safe and there's little noise at night. The optional garage is fantastic and opens straight into the "breezeway" which takes you to your unit. I've grown to... really enjoy the layout and the easy access to the "Town Center" mall is probably the biggest perk of them all. The views are amazing and the amenities help justify the price.

It's a great place to live but not a cheap place. Expect a rent increase every time. After my first year they raised my already high rent nearly 15%. I'm sure there's exceptions but I haven't heard one.

Good management and quiet

I have been in Avalon - Simi for over two years. The onsite staff have been great since my first day. Very quick to respond to issues (light bulbs and a garbage disposal). You can pay your rent and request maintenance through their website.

Pools and gym are in great condition, equipment up to date and maintained.

The only downside to Avalon is that the rent seems to increase much more year-to-year than other places I have lived.
