I’ve been at Arium 3 years now! I rarely have to call maintenance for anything because Greg stays on top of keeping this property amazing however, when I do have to call for something they are quick, flexible, and extremely polite. Greg and his team are on it! Greg in particular is personable and really cares about people and the work that he does. I guess that’s why I keep renewing! I feel at home and we’ll taken care of here!

I would highly recommend NOT moving here. I have been going to management for the last 2-3 months telling them I can't sleep because my upstairs neighbors are so loud, and their response after months of back and forth (apart from them telling me I had sensitive hearing) was that they could move me to another unit, but they would charge me a transfer fee of $250 and increase my rent by almost $300. Before moving, I had read reviews about how bad management was, but I never thought they would be... this bad. Needless to say, i'm counting down the days until my lease expires. Do with that information what you will, if you're looking to move here...

I recently moved into the property 4 months ago (from out of state) the staff made the move/transition very easy and seamlessly. Everyone was helpful and responded to all my inquiries.

Biggest two items if you are planning to move here:
1. DO NOT accept a unit on the Dresden drive side. You’ll be sleep deprived the entire term of your lease due to the fire department and poorly insulated/cheap windows. This really isn’t anyone’s fault, but it’s something I wish I’d known. The firemen are required to test all their equipment, specifically chainsaws, every morning between 7-730am, including weekends. Traffic is also nonstop on Dresden and you’ll clearly hear every passing car... through closed, locked windows and deafening curtains.
2. Do NOT accept a unit that’s not on the top floor. You’ll definitely hear the people above you again due to poor insulation.
Should you want to know more about my two years of experience living here, a list of pros and cons is below:
PROS:
- Location to MARTA and restaurants in the Village
- The pool
- Greg on maintenance staff is super fast and really nice
CONS:
- Management doesn’t solve issues quickly or respond to emails. This was not an issue until ARIUM took over. They’ve charged me forced renter’s insurance for 6 months even though I have my own, with the promise of a credit that’s not shown up yet. When emails go unanswered, I attempt to go downstairs to have a conversation in person. Last two attempts resulted in a sign on the door saying they’d be back at said time, but were not back at said time.
- Hallways are disgusting because they’re no longer cleaned weekly under new management
- Valet trash service is nice, but the new company ARIUM selected doesn’t pick up the trash half the time and it’s a required $25 add to your rent
- Parking garage doesn’t have enough spots so expect to park one or two levels above your floor, and it’s very narrow so also expect to feel like you’re playing chicken with your neighbors around corners.
- When pulling out the main gate onto Dresden, you can’t see anything to turn left or right due to street parking, which results in everyone using the back gate to go in and out. This will add time and frustration to your morning commute.
- There are no call boxes for visitors. You will have to go downstairs with your fob to hop in the car with them to let them in.
- Fire alarms but no fire. They will go off at random, usually in the middle of the night and are an ear piercing safety hazard. If there was actually a fire in this place, no one would evacuate because it’s been a false alarm that many times.
- Resident portal to pay rent isn’t mobile-friendly.
