How Is This Rating Determined?

Bad Faith Rent Practices

Unfortunately, after 4 years the latest management company is now engaging in completely unreasonable rent practices. Last year, they offered a renewal at a 40% increase. Nothing about the property has been improved, mind you. We were able to negotiate a 20% increase, (at the absolute boundary of reasonable).
One year later, they have now offered another 20% increase less than 30 days before the end of our lease, (we only received this offer after asking the office twice why we had not yet...
received a new offer). 40% over 2 years is insanity. The average rent increase in Illinois in 2024 was 5%.
It's sad they treat long-term tenants this way. Nice property, but it's becoming clear there is no relationship between tenant and management. I hope to come to a reasonable compromise, but that's up to them at this point.
