4 year resident, let me tell you the truth!
Cons: The HVAC system is a major concern. I live on the top floor and my AC has not worked properly for years. I've submitted at least 20 work requests every summer just to be told "it's working fine" yet I can provide proof my thermostat stays between 76-81° (this mild temp only sustainable because I purchased two window units out of pocket). My summer utility bill is over $400. Your apt constantly smells of smoke and weed, it filters through your air vents and even your dryer. The pool is... rarely open during scheduled "pool hours". No point in attempting to contact the office. They don't answer the phone, and if you walk down during "normal business hours" on a weekend it's usually locked/closed. The carpet wasn't replaced, with outdated cabinets, rotted wood on balcony, peeling paint on doors and ancient windows that are very hard to open. Maintenance came and turned my balcony boards over (instead of replacing them) without notice they were entering my apartment. Can't receive deliveries unless you have phone access all day every day due to the "security gate" unless it's the weekend when the gate is consistently torn off it's hinge. Don't even think it ask they would have any consideration if you have to break a lease due to a work transfer, you'll get charged your $2000 fee plus two months rent (no consideration for being a long time tenant who always payed rent timely and didn't cause any issues).
Pros: I feel fairly safe here, had a few gun shots near by, SWAT team surrounding a neighboring apt once, but never been broken into (car or apt). My neighbors are very nice. Close to grocery, gas, hwy. winter is amazing, don't have to use my heat (actually have to open my windows and place fans for a comfortable temp) Black appliances and modern light fixtures help the visual appeal.

Our maintenance team did their best to address your complaints and ensure that the system was functioning properly. However, we understand that it may not have been up to your expectations. We do want to clarify that St. Louis recently experienced the hottest summer on record, and the system may have had to work extra hard this year due to the location of your unit on the upper level.
Regarding the issue of smoke and weed smell, we have not received any other complaints about this, and the office has not noted any issues within your particular unit or building. However, we take all complaints seriously and will investigate further to ensure that our property is in compliance with local laws and regulations.
We apologize for any inconvenience you may have experienced with the pool hours and the office's availability. We understand that these are important amenities and services, and we will make every effort to address these concerns and improve our communication with our residents.
