Terrible management, unsafe neighborhood

Tldr: this is not a luxury apartment community.

I can hear every single step (stomp) my upstairs neighbors make, their conversations, toilet flush, and even their snoring. The management is not proactive and is slow to be reactive (for example they will walk by burnt out lights for months), and this trickles down to the poor quality of residents. There seem to be bad pet owners here who do not clean up after their pets, even on sidewalks; the hallways are turning brown with new stains weekly...
and the front door mat of my building was covered in fresh urine every morning, smelling terrible all day long. Unfortunately, the buildings are hardly ever cleaned and when the cleaners do come maybe once a month, they must stand in one spot with the vacuum, the floors are covered in hair and dirt. Valet trash which is an extra mandated charge seemed to just now show up, and tenants leave their trash cans in the hallways despite requirements to bring indoors. Communication with management was inconsistent, sometimes they will email you, leave a note on your door, or only post a sign on their office window. They give very little notice of things which I guess they do not care if people are out of town. I quickly learned to do all my communication with management via their community platform/app so I at least had record, as when I called or stopped by the office my requests would not be completed. There was a big problem with smokers in the apartment and once I contacted management via the app (which goes to 5 employees at once) to report a specific unit smoking and they did not respond until multiple days later. Also, with lack of communication, there was no notification of when the pool would close despite multiple people asking on the community app. The package room is a joke, with your items being dumped on the floor or even left piled in garbage bags for you to sort through. The business center is also worthless as the computers are old and not functioning properly.

Could be better

I've lived here since it was built. The community, the gym and the package receiving room have all been wonderful. The bad news, is if you choose to watch TV or listen to music barely at a normal level, your neighbors will hear it. If you walk AT ALL in your apartment, your neighbor below you will hear it and will call you a baby elephant behind your back. There is ZERO insulation so be prepared to hear everything from your neighbors that happens in your apartment. My apartment also has uneven... floors and actually has pebbles that you can feel coming up through the laminate in certain spots on my floor because the builders didn't sweep before they laid the floor.

Unsafe place for any vehicle

Cars are broken into frequently. Any prospective tenant beware. Don’t leave any thing of value in your car, visiting or if you decide to live here. Management does not take any measures to increase security and has announced to tenants that break ins can happen anywhere anytime and they can’t do anything about it. Something needs to be done if they want to keep current residents or generate new.

Worst Apartment experience ever!!

I have lived in apartments in OP, Westport, Downtown MO and 3 others up North. These were hands down the worst.
1. The community looks nice but once your there take a closer look. A lot of people with pet don't clean up after them so watch out when you walk through any of the green spaces or the hallways and elevators.
2. Living Space has Hardwood floors - not true ours had peal and stick vinyl floors.
3. Very loud train noise from the rail road that sits right behind the apartments, Oh and yes...
they do blow the horn.
4. Bugs -hope you like them because they will be there. Once your inside of the apartment look at the 1 inch gap under the front door, thats where a lot of them are coming from. The office people told use that it's to keep the air pressure down but I didn't think we are that high up to worry about the air pressure.
5. Yes just about all of the finishings are cheap. For the price you should get a lot better.
6. Thin walls and ceilings - You will hear every step and sound your neighbors make. Just them simply walking and also doing their workouts to arguments in the wee hours of the morning you will hear it ALL!!!!
7. Bumper cars - some of the people there like to play bumper cars with your car and theirs. They wont leave a note they will just leave a dent or two or three or four in your car.

One Star for Management

Pros:
great floor plans
overall clean community including the gym and shared hallways
responsive maintenance people


Cons:
management - i will never do business with the EPC Real Estate ever again. I will be reporting them to the better business bureau.

construction - there is a well-known humidity issue that the office says is a construction issue that cannot be solved. You will need to run a large dehumidifier all summer long. I had a neighbor with a mold problem and she was flat out told...
that it was due to an issue with the way that the apartments were constructed.

washing machine - the washer had some sort of clean energy setting (or so i was told) that prevented the ability to have clothes soak.

near train tracks - if you live in a building near the train tracks your building with visibly shake when a large train goes by. You'll get used to it, but it it will be noticeable.
