Would not recommend

Initially moved in thinking this would be
a nice community, however not worth the price or hassle. I dealt with so many maintenance issues that never really got fixed. This was 12 months from hell. Plumbing issues, flooding, pipes constantly freezing. Electrical issues, outlets not working and them refusing to fix them, HVAC constantly going out on the hottest days of summer because they refused to replace it and tried to remodel the issue but providing a huge window unit air conditioner....
Community property is worn down and outdated, half the equipment at the gym doesn’t actually work, they replaced the windows around the property and never replaced the huge window you see boarded up in the photo. It was quite embarrassing to invite guest over when the properly looked so run down and was always dirty and filled with litter. Building stairs never cleaned, they were covered in trash splatters and filth. It would normally be tons of flies from the trash compactor never working and that area always being surrounded but trash. I’m a 12 month span we had to put in nearly 30 maintenance request for so many issues. Maintenance would enter apartment with no warning at all and not leave a note stating they were there, the only way to tell was because they would leave a mess in the area they were in. I constantly had to call them and tell them to notify me prior to entering my home. JVM as a whole is fine, but I would not recommend new Longview to anyone.

Side note: because of the terrible quality of windows your electric bill will be through the roof. The low quality windows and doors have terrible seals, requiring much more to cool or heat the apartment.

Better Options Out There

There is a serious lack of communication between the leasing agents/maintenance/management. Our move-in was such a disaster that we consulted an attorney to see if we should bother proceeding with the lease. There was no contact from management AT ALL. The first few months were one annoyance after another- including (but not limited to) poor insulation, poor communication, disregard for appearance of property and questionable "neighbors." I've seen the police here more times than when I was... living in an apartment where you would EXPECT to see the police. The only saving grace to extending my lease is that leasing agent Megan R. has returned from maternity leave. Megan goes out of her way to care for the residents, property and guests. She promptly handles any request or questions. While there are MANY better options out there, I chose to stay because of Megan's reassurance and care. The property is labeled as "luxury" but really... it is not. The prices keep most of the riff-raff out, so that is a plus. If management had higher expectations of their team and enforced their property regulations to offenders; you might see a change.

PROS - Pool with grills, nice work out facility, Megan R. and most floor plans make you feel like you have a lot of room.
CONS - Leasing manager, noise (interior & exterior), $200 administration fee that they can't explain what it goes to ("legal fees" but for what?), dog waste, garbage & lack of care of property, high utilities from drafty insulation, questionable activity that would result in the police being called multiple times.

Not the best value for your money

These apartments were fairly nice when I moved in six years ago, but they haven't been maintained as well as you would expect based on the price. Over a six year period, my rent has increased 22%. That's certainly more than inflation, so you would expect to see some community improvements over the years. The only thing they've added in the six years I've been here is some new pool furniture and a pet washing station near the dumpster. Two of the amenities I really appreciated and used--... recycling facilities and a gift wrapping station at Christmas time-- are no longer available. It's funny how they cut back on their trash/recycling costs but then raised the monthly trash fee they charge to residents. The current management company has also never washed the exterior windows. It's hard for a community to look nice when there are bird droppings on your second or third story window and you have no way to clean it off. The windows and doors are also incredibly low quality, and are extremely inefficient. Expect high utility bills year round, except for a month in the spring and fall when the weather is perfect and you can leave your windows open. I will say that maintenance is always very helpful, prompt, and polite, but there's unfortunately nothing they can do to fix the windows other than replace them. I have a window that leaks every time it storms-- they have maintenance look at it, send contractors out, etc. to make it look like they're doing something, but they really just need to pony up and pay to replace it, which they refuse to do. One last complaint-- they offer lower monthly rates to new residents than they do for lease renewals. It's cheaper to retain a resident than to advertise and bring in new residents, so wouldn't you want to give current residents incentive to stay? The lame excuse for not being able to negotiate lease rates is always "there's nothing we can do-- corporate determines your renewal rates".

A few pros that earn this complex three stars rather than none: (1) the maintenance crew is great-- always very helpful and willing to go the extra mile (2) the front office staff is normally pretty friendly (3) the location is convenient and has great highway access (4) the floor plans make good use of space, and even the smaller apartments have a good amount of storage space

Very very poor

Not only can you find a better bang for you buck, these apartments are trash. Windows and doors let in so much air it sky rockets your electric bill. Then they want to charge you to fix it all. First four months cops were at the complex every night for fights, yelling, ect. Hidden fees every time you turn around. Now they want you to pay for a pet when no pet agreement was ever signed and are threatning to remove my pet from the premises unless I pay some ridiculous amount of money. Please... consider any other apartment complex before even considering this one
