Poor Property Management & Renter Experience
I have lived in Estancia Villas for several years across two buildings in the property. While I once enjoyed living here, the decline in resident experience since UDR (and Property Manager Jennifer) took over has become impossible to ignore.
UDR's focus on maximizing profit is evident in their actions. Rent prices have increased significantly, yet these increases are not reflected in any meaningful improvements for residents. Instead, funds are invested in superficial cosmetic changes and... "smart" upgrades that are often unnecessary, malfunctioning, and inconvenient. Amenities once exclusive to residents are now open to the public for a fee, further diminishing the value proposition for those living here.
Perhaps most concerning is the pattern of poor communication and last-minute demands from management. On three separate occasions in the past year alone, residents have received less than 24-hour notice for disruptive actions like clearing patios, vacating units for extended periods, and allowing entry into apartments. These actions demonstrate a profound lack of consideration for residents' schedules and well-being. Furthermore, attempts to address these issues with UDR's "We Care" team and customer service have been met with silence, highlighting a disregard for resident feedback.
Estancia Villas under UDR management is a stark example of how prioritizing profit over resident experience can lead to a significant decline in living standards. Prospective residents should be aware of these issues before making a decision to live here.
