Its kinda okay

I've been in this complex now for 4 months I currently have mixed feelings about this facility. The office staff that I have had experience with have been stellar. I appreciate their friendly nature and for working to take care of the property and the residents. The pool, gym and other amenities are very, very nice and definitely draw you in to the complex. Also the addition of smart home hardware does take it up a notch.

However the unit I rented is a bit worse for wear and when compared to...
other units at other properties really could use updating to accommodate the investment. We weren't able to see the unit before it rented but we saw a similar one by self guided tour. The unit we saw and the unit we rented were so far from each other that I dare say it wasn't even a nominal comparison. The bathroom and kitchen being the most disparate due to age and usage. The kitchen fridge is new but the stove top, dishwasher and countertops have seen significant wear and tear to include missing parts in the dishwasher (a utensil basket to name one) that I've replaced myself rather than go through the process of asking due to the delays and issues noted here. The bathroom is the worst of the two which should've marked this unit for a refresh before it was rented again but it most assuredly wasn't.

When we moved in the A/C did not work and we ended up opening several work orders to get it online which during summer in Texas is saying something.

Also I had to report a broken dishwasher and kitchen sink several times before they were finally fixed which resulted in having to take a video and show it to the manager as one work order was closed with notes stating "even if you can't hear it running the timer is working." It actually wasn't resulting in yet another return trip to fix the dishwasher again and add parts to the sink and reseal it as it was leaking terribly.

Recently they had someone come replace the A/C system for the unit which included swapping out the components in the apartment as well. I'm guessing no one from the complex did Q/A for the job as when I came back home I found a number of self tapping sheet metal screws in the carpet that either myself, my kids, or my vacuum have found by running over them.

Overall the experience is mediocre at best. The staff and the amenities are the main redeeming qualities for the complex while the apartments and the maintenance staff need some work. I hope they can get it figured out in general.

Do not recommend

I recommend going else where. I was told during the summer “the reason why inside our apartment is 100 degrees is because it’s 100 degrees outside”. We had to submit multiple request for our air conditioning to be fixed just to be told nothing was wrong with it. After two week of asking over and over for the unit to be fixed finally they fix a part that was broken. Then it broke again a few weeks later. Mind you we had two dog that had to stay in the apartment all day dying from the heat and on... the weekends we had to drive over 2 hrs on the weekends to stay with family to get a break from the heat. The biggest lie so far on the reviews is that the staff goes go above and beyond. that could not be father from the truth. If they cared about their residents we would not have had a broke air conditioning for two weeks in the dead of summer. When you move out they will charge you a lot of money. When we moved out the apartment looked better then when we moved in it. When we moved in the bathroom and kitchen was dirty. They did a horrible paint job around the fixtures. The air vent were dirty and looked like mold. When I put in a request for them to be changed maintenance came and just spray painted them.

Mediocre

I don't hate living here, but I feel you should know what you're getting into before you get your hopes up based on the advertised rent, because that's not what you will end up paying.

Add:
20 per pet.
40 for a reserved covered spot ( 20 for non-reserved AFAIK)
5 for package locker access. They will refuse your packages if the shipper will not leave them at your door if you do not pay this.
15 for REQUIRED basic cable. This used to be included in the rent, but as of this year it is not,...
even though ,y lease still says it is. All attempts to discuss this have been ignored or put off with "We have to talk to X". Because of this you will not be able to order/change your cable/internet online, and this doesn't count toward a bundle.
3 for pest control. Pretend you don't see the anthills that the maintenance guys walk past every day.
5 trash billing fee.

Including the last two fixed fees my water/trash bill is ~$50 for a 2 bedroom.

Your rest will be raised substantially every year unless you try and fight it. I've been successful the last two years of keeping it the same or a minimal ($10) increase.

The building is getting old but it generally isn't in terrible shape yet. Unless you lease one of the recently upgraded apartments with stainless steel appliances then your appliances are likely to be old. The weatherstripping around my front door is basically gone, and the windows are drafty.

There are gates for entry/exit but they are often broken. There was an issue a while back where a former tenant broke some car windows and stole things, but other than that it seems like a fairly safe place.

Lakeline Blvd is very busy during rush hour. There is a back exit to Old Mill Road that is the better way to get out in the morning if you need to turn left.

That said, it's not a terrible place to live. I recently renewed my lease because I was able to keep my base rent the same. It's more than what's advertised for the same floorplan for new folks, but that's partly my fault for not pushing back on the increase the first year. Moving is a pain, and I might end up somewhere worse, so instead I just live with it here.

Thank you for your review. When leasing, our quotes break down any applicable extra fees. We try to be transparent with our prospects and residents when leasing or renewing. We welcome any questions. We charge a monthly fee per pet. More information... is available on our community’s website. Reserved parking is optional. We have found that residents love coming home to their same spot every night. We charge a flat parking assessment fee for parking within the property at first come first serve spaces. Packages are accepted and stored in Parcel Pending lockers. If not enrolled in this service, packages will normally have to be picked up at the main hub of the carrier. Our residents love having access to the lockers 24/7. Basic cable packages with Spectrum are available which makes for a one-stop shop for our residents. Our residents are able to contact Spectrum and add any additional services they desire. Pest Control comes out every Monday for service. Trash is a flat rate. Utility expenses and fees are listed in the lease agreement. If there is something needing to be addressed within your home or in the community, please submit a service request. The gate at times may require maintenance. When they are left open or damaged from the night before we make sure we contact our vendor immediately to schedule any necessary repairs. Sometimes it does take longer than we hope due to parts being out of stock. The incident you described occurred in 2016. The people that were involved were arrested. Sadly crime can occur anywhere. Just Average

This Complex is close to shopping and schools and that is the best I can say about it. The traffic around here is bad. I believe the rent for these apartments is too high for their age. The complex has done some landscape work but the sidewalks all lead to nowhere. The gate code has never been changed in the 7 years we have been here and we have seen many former tenants come and go as they please because of this. Many of the tenants that have lived for as long as we have are not going to renew... their leases nor are we. The covered parking is free and there are garages but each building has very few. Our garage is across the parking. Maintenance is just ok, many of the people that I have seen do maintenance do not have proper training. You can rent a brand new apartment on the same street for the same amount of money.
