Rats!!!!

Myself and neighbors have complained about the rats in the roofs for weeks now and management has done nothing except give us sticky traps. Are we supposed to crawl in the space ourselves and trap rats? I can’t sleep at night because I can hear rats gnawing and scurrying above constantly. Downstairs neighbor was moved out because rats ate through his pipes and flooded the apartment.
Also, for months our water bills (shared collective for some reason) has increased three fold and management...
won’t explain why. You’re charged $25 for trash pickup whether you use it or not. This place is trash. Don’t live here. They don’t care and as you can see from their responses on here, they provide you with corporate responses, not a human touch.

As we discussed on the phone recently, the rats are actually red oak squirrels that the office has been dealing with since mid October with another apartment in your building. At first we thought it was mice as well and were prepared to...
go in and eradicate them judiciously. However, pest control was stopped in their tracks and could no longer continue service once they found and identified the squirrels. The squirrels are a protected species and only Wildlife or their authorized contractors can come out and remove animals on the protected species list. They are contained to your building and the tree branch they used to enter has been removed preventing future intrusions. Although it took over a month, we did finally get an appointment for authorized pest control to come out and start removing the squirrels. They will be here on January 5, 2022.

The water bills are under audit. We know that the bills were estimated for January and you will see that reflect in a significantly lower bill in February to make up for the difference. Your January bill was not an actual meter reading. We are still auditing for the November and December billing which were unusually higher than average for this time of year. We will definitely share our findings with the community along with any remedy for over billing that is appropriate.

Valet Trash is a constant struggle. With the snow they have not been coming out. On a usual basis, I find that they have high turn over with their crews and they sometimes lose routine with the teams not being familiar with our site. The best way we have found to remedy instances when they are routinely missing your apartment is to report your apartment directly to Valet Trash for observation. Feel free to email me, I gave the property manager email earlier, if they miss your garbage. I will call daily if necessary, report the observation, and they will have to show pictures for the next couple of days of you having no can out or them emptying the can. This usually solves the issue. I do have some apartments they always miss when the team changes and sometimes I am calling once a month on the same apartment, but we do not ignore this since our residents pay for it.

I apologize the squirrels have kept you up at night, I personally know how much that can irritate a person. Please know management is on top of this issue. Our failure here was communication about what was going on with our valued residents such as yourself. As promised on the phone earlier, I will keep you updated on the water billing audit and pest control situation as they develop. Please feel free to email me as the property manager for any future unsatisfactory solutions you feel we have put in place. This is about the residents home in the end. Thank you.

Poor management. Great maintenance team (Wes)

I lived here for 12 months and the only good thing was the neighbor. My apartment got full of black mold and they took 3 months to “control” it. Management offered me an arrangement which I accepted, my time to move out came, I sent them all the proofs, and 3 months later they still have not answered back. All of this after my clothes, walls, mattress, and furniture got mold. I know I’m not the first one or the last person that get mold on their Ridgetop apartment and they do literally nothing... other than says “it’s not toxic”.

Great on-site staff handicapped by corporate

Ridgetop could be an excellent place to live, but the corporate management prevents the on-site management from carrying out their duties.

Corporate does not care about the condition of the property, and on-site management is not given the authority to properly maintain and run the property. The condition of the property and its services has declined sharply. Rents go up while life here gets worse.

I have lived here for nearly 3 years, so I have seen a few management teams come and go. Though...
the on-site management has been uniformly excellent, I am appalled at how the corporate management prevents them for doing their jobs and running the property well.

For example, the landscaping company hired to tend the plants, lawns, etc. was not doing any work at all. The on-site management had no authority to get the landscapers to fulfill their contract, as the contract was with the corporate offices. The corporate offices refused to act, and the whole property became very unkempt. I was embarrassed to have friends visit as the property looked so bad.

Another example is the trash collection service. Residents may pay $25/month to have their trash collected from their doorsteps 5 nights a week. Our trash is being picked up very irregularly, though we still pay $25/month. On-site management can't change trash collection companies or make any demands on on the irresponsible company, because corporate forbids it, and corporate refuses to do anything about it.

I do not like to think about moving, but I know many residents are leaving due to the situation with corporate.

Corporate needs to listen to on-site management, and use the wealth of hands-on experience and insight the on-site staff offers.

Corporate also needs to give more authority to the on-site staff, so that they can do their jobs properly and completely. As it is, corporate is preventing the on-site staff from making this a great place to live.

Trash Management/Disappointing Experience

Do not waste your time with this place. Words cannot describe how frustrating it was to live here for almost three years. If my schedule wasn't so unpredictable then I would have been out long ago. Pool has been closed for almost two years. Hot tub hasn't worked for years. Black mold will grow in your apartment even with dehumidifiers and ample airflow. Your apartment will fall apart because the maintenance staff is not provided quality materials. The ONLY good part about this community is Wes... the Lead Maintenance technician who is the longest tenured employee currently at this location. Additionally, I have never seen a greater turnover in staff anywhere. Over the course of almost three years I have seen over a dozen individuals quickly come and go from the office. If I were to guess the property managers don't care about this location. The office has been under construction on and off for months, cars had been waiting to be towed for years and the sprinklers haven't come on as of my last day on 14JUN2021. I really didn't want to leave this review but the last straw was finding out that i have to pay for a professional cleaning service even though my wife and i cleaned for hours prior to moving out. I have seen what the "professional" cleaning person brings to clean with. I can assure you the service isn't worth $165.
