A nightmare

I almost did not write this review- as I don’t want the embarrassment of living at this apartment building reflected onto my personal history-even though it was only for 14 days that I lived there- in which I had NO HOT WATER. The entire time- and I’m not the only one- which management reminded me of.

I had a “conversation” in person with management that I can only describe as traumatic. I’ve never been spoken to or treated this way by anyone in my life. They did not care that I moved in two...
weeks ago and had no hot water the entirety of that time-they tried to break me down-make me feel powerless and intimidate me into putting up with it. They talked in circles, would not answer my questions, lied countless times. Imagine a criminal defense lawyer interrogating a victim. I can not believe I paid this “company” MONEY and this is what I got in return.

Some other fun facts:
-They knew there was no hot water before I applied, signed my lease, and moved in
-You have to pay your first months rent by Moneygram at a CVS or Walmart (in person)
-my washing machine didn’t work-they replaced it with one that smelled NAUSEATING of mold and mildew. All of them do.
-maintenance ran it with bleach etc and it did NOTHING to help the smell
-I found 4 spiders in my apartment after moving in
-the hallways smell atrocious
-the elevators are like stepping inside a dumpster
-my carpet was SHAVED in various spots to hide stains- and then the shaved spots were filled with loose carpet to make it camouflaged. Until I vacuumed up the shreds....
-the parking garage is filled with spider webs, and extremely crammed.


And before someone from management responds to this telling me to email them... I’ve sent countless emails over the past week that have been ignored- and voicemail to your office.

Thank you again for the feedback. Our community experienced issues with its boilers, which we expedited with vendors to fix until the issue was resolved. Hot water has been fully restored. However, when the issue persisted in your apartment, we were... not granted access to further look into the problem. We know you have been in touch with our regional manager, but feel free to reach out to discuss any of your concerns further.

Stay far, far away

I will admit, there was a brief period of time in which I honestly enjoyed living here. However, RSF has become an absolute joke. A cesspool, to put it bluntly.

RSF is located directly (and I mean directly) next to a nightclub which attracts plenty of unsavory characters. Sure, it’s Dallas, but there was a murder committed in the street right outside the complex's front door in February 2019, and the area has only become more dangerous since. It’s normal to feel uncomfortable walking into the...
building at night.

While I can’t imagine having a street-facing apartment, having a pool-facing unit isn’t any better. Your windows and walls will be thin and your neighbors will be inconsiderate. I promise. I understand it’s Uptown, but this place is unreasonably loud. Parties are held frequently, and your inconsiderate neighbors will leave their balcony doors open to let a breeze in. Often, they’ll go for a swim around 2:00am after a night out (the pool closes at 10:00pm, supposedly). This will cause the noise from their parties to reverberate off of the walls of the pool area, and travel directly to your ears through your single-paned, poorly insulated bedroom windows. If you request for the window gaps to be caulked to try to drown out some of the noise, or that the pool keyfob access be restricted after the pool closes, you’ll be told that this is a “fire hazard”. Your friendly management team will then smile and suggest that you contact their courtesy officer if you need help after hours. This officer is utterly useless. If you call him, he’ll call you back (sometimes), and when he does, he’ll ask irrelevant questions and make you feel guilty for bothering him. He’ll then say that management doesn’t empower him to really do anything about noise or to enforce pool quiet hours. This, ladies & gents, is the RSF customer service spin cycle. See where this is going?

The hallways will constantly reek of marijuana, pet (hopefully?) urine, and garbage. Oversized garbage will be stacked inside of the trash room because residents are too lazy to walk it down to the dumpster themselves. (This is irrelevant really, because the chute is often clogged and overflowing.) On top of this, the elevators will frequently be broken or out of service for “preventative” maintenance. I’ve seen BMWs that require less maintenance than these things do. I’m all for fitness, but lugging your groceries up 7-8 flights of stairs from the parking garage gets old after a while.

Our maintenance team has been diligently keeping an eye on any residents who leave trash in the breezeways and work consistently to maintain the chute. Unfortunately elevator maintenance can happen from time to time but we have an excellent relationship with our service company who has responded quickly any time there is a concern.
We would love to answer any outstanding questions you have on your final account statement and whish you all the best in your future home.

Very satisfied!!

After about 2 years of living, I have to say that I am extremely satisfied with Routh Street Flats!

The complex is always very clean and stays pretty quiet, considering you live, basically in the heart of uptown.

The management is amazing! Especially, the new manager Veronica, she truly goes above and beyond to hear you out and help you with anything you really need! She is incredible, and the whole stuff works really hard to make sure you are satisfied living here.

I would definitely...
recommend this place!! 5 stars!

Great staff Great apartments Great amenities

I moved into this property in January, and I have been impressed with all aspects of Routh Street Flats. First and foremost, the staff is what sets this place apart. Coming from a bigger property where service and staff were sub-par, this has been extremely refreshing. From the beginning, I could tell that Shayla was a huge asset to the community. She toured the community with me and really sold me on the amenities and apartments (brand new!) When I signed my lease, her great attitude and... service has not stopped. If I am walking by the leasing office and she knows I have a package, she'll wave me down. Various members of the staff know my name. If I need help or have a question, they're always available. Shayla is very patient and puts up with my "get-togethers" on the rooftop (does a daytime party on the roof encourage or discourage people touring from moving in ?? lol) Shayla really is A . [Also I love Lindsay and JR!]

Speaking of the rooftop, the amenities are insane in Routh Street! The rooftop is seriously unreal. My friends always want to come have a drink or hang out by the fire pit while enjoying the skyline views (hence my "get-togethers ;-)) The pool is also very nice, as is the gym. I also like the underground parking garage.

Last, the apartments are finished out very tastefully. I love the light grey floors, roomy kitchen island, and granite. My closet it also nice and roomy.

Overall, I would recommend this property to anybody! In fact, I have recommended it to every friend whose leases run out who want to enjoy the best of uptown with the GREAT service that comes with a smaller property. -CJ
